River &amp; Roots Ranch is located at 14709 Howard Road in Bryceville, according to its website.\u00a0<\/p>\n<p id=\"h938236-p8\" class=\"permalinkable\">While not listed for sale, owner Shawna Perpall said land is being \u201clooked at\u201d by potential buyer Ben Wright, who is moving forward with due diligence.\u00a0<\/p>\n<p id=\"h938236-p9\" class=\"permalinkable\">Wright is listed on a preapplication filed with the Nassau County DRC.<\/p>\n<p id=\"h938236-p10\" class=\"permalinkable\">A pre-application allows a potential developer like Wright to gauge county requirements before a finalized acquisition.
