{"id":24325,"date":"2025-10-28T22:04:08","date_gmt":"2025-10-28T22:04:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/24325\/"},"modified":"2025-10-28T22:04:08","modified_gmt":"2025-10-28T22:04:08","slug":"developer-wants-to-build-apartments-instead-of-hotel-near-seaworld","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/24325\/","title":{"rendered":"Developer wants to build apartments instead of hotel near SeaWorld"},"content":{"rendered":"<p>The owners of a vacant 7.3-acre parcel of land southeast of the Orange County Convention Center and north of SeaWorld are seeking approval to build an apartment complex instead of a hotel, continuing a trend seen at other properties in the surrounding area. A number of property owners and developers in Orlando\u2019s tourist district are saying it makes sense right now to shift their focus from potential hotels to multifamily uses instead.<\/p>\n<p>The property in question is at 6305 Westwood Blvd. on the south side of the Beachline Expressway\/S.R. 528. It\u2019s west of International Drive and directly south of the Rosen Centre. It was once the site of a 299-room Wynfield Inn that was demolished more than a decade ago.<\/p>\n<p>A developer filed an application with Orange County requesting to remove entitlements for 302 hotel rooms on the property and add an approved use of 250 multifamily units. The application, which did not come with a specific site plan at this point, identified the future development as the proposed Westwood Apartments.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"The 7.3-acre parcel on Westwood Boulevard is southeast of the Orange County Convention Center and north of SeaWorld. (Orange County Property Appraiser)<\/p>\n<p>Orlando-based <a href=\"https:\/\/etminc.com\/\" rel=\"nofollow noopener\" target=\"_blank\">England-Thims &amp; Miller, Inc.<\/a> (ETM) is the project engineer and filed the Change Determination Review application on behalf of Atlanta-based <a href=\"https:\/\/liverangewater.com\/\" rel=\"nofollow noopener\" target=\"_blank\">RangeWater Real Estate<\/a>. Neither company responded to requests for comment.<\/p>\n<p>RangeWater has twice been<a href=\"https:\/\/liverangewater.com\/our-story\" rel=\"nofollow noopener\" target=\"_blank\"> named Developer of the Year<\/a> by NAHB and the NMHC, and earned the recognition in 2024 from MHN. The company previously developed The Princeton at College Park, downtown\u2019s SteelHouse apartments, and east Orlando\u2019s Makara Apartments under its previous iteration as Pollack Shores.<\/p>\n<p>Rangewater is also a leading management company, ranking 17th in the nation.\u00a0 The company <a href=\"https:\/\/liverangewater.com\/city\/orlando\" rel=\"nofollow noopener\" target=\"_blank\">manages over a dozen luxury apartment<\/a> communities in the Orlando market, including Alexan Mills 50, Ascend Waterleigh, and Ascend Nona West.<\/p>\n<p>The application says the property owners are located out of the country. Property records list the property\u2019s owner as Denver-based RHM Wynfield LLC, whose chief officers are identified in corporate records as President <a href=\"https:\/\/www.linkedin.com\/in\/shaheryar-shah-adil\/\" rel=\"nofollow noopener\" target=\"_blank\">Shaheryar Adil<\/a> and Vice President <a href=\"https:\/\/www.linkedin.com\/in\/eunju-cho-43833714b\/\" rel=\"nofollow noopener\" target=\"_blank\">Eunju Cho<\/a>. LinkedIn profiles list both as North American officers with <a href=\"https:\/\/www.millenniumhotels.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Millennium Hotels and Resorts<\/a>, an international hospitality company with a dozen U.S. hotels, as well as offices in Singapore, New York City and Denver, among other places.<\/p>\n<p>The vacant property at 6305 Westwood Blvd. in Orlando, where apartments would go, is close to county-owned property <a href=\"https:\/\/www.growthspotter.com\/2024\/09\/04\/orange-county-exploring-redevelopment-of-two-properties-near-epic-universe\/\" rel=\"nofollow noopener\" target=\"_blank\">that\u2019s being considered<\/a> for a future Brightline and SunRail station.<\/p>\n<p>It\u2019s also surrounded by a cluster of hotels, including a Sheraton, a DoubleTree, and an Extended Stay America, among others. However, the owners no longer wish to build a hotel there.<\/p>\n<p>Other property owners in the area have come to the same conclusion. A handful of examples:<\/p>\n<p>Freddie Schinz, the developer of the <a href=\"https:\/\/blueheronbeachresort.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Blue Heron Beach Resort<\/a> near Disney Springs, plans to build apartments on land directly south of the high-rise hotel. In May, he <a href=\"https:\/\/www.growthspotter.com\/2025\/05\/30\/developer-plans-to-build-apartments-instead-of-hotel-near-disney-springs\/\" rel=\"nofollow noopener\" target=\"_blank\">requested approval to build 250 apartments<\/a> rather than the originally entitled 280 hotel rooms on the property.<\/p>\n<p><a href=\"https:\/\/intram.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Intram Investments<\/a>, the master developer behind the nearby 829-acre <a href=\"https:\/\/www.growthspotter.com\/2022\/11\/23\/intram-investments-under-contract-to-buy-more-land-along-i-drive\/\" rel=\"nofollow noopener\" target=\"_blank\">World Gateway PD<\/a>, swapped entitlements for 798 hotel rooms in favor of 900 more multifamily units.<\/p>\n<p>On nearby S Apopka Vineland Road, Ohio-based <a href=\"https:\/\/www.linkedin.com\/company\/silverhills\/\" rel=\"nofollow noopener\" target=\"_blank\">Silver Hills Development<\/a> filed an application with Orange County in 2022 requesting to <a href=\"https:\/\/www.growthspotter.com\/2022\/04\/20\/developer-seeks-land-use-changes-for-property-on-lake-bryan-near-disney-world\/\" rel=\"nofollow noopener\" target=\"_blank\">amend the land use<\/a> on 14.6 acres, swapping out entitlements for 555 hotel rooms to 588 multifamily units.<\/p>\n<p>Also on S Apopka Vineland Road, New York-based <a href=\"https:\/\/alpine-re.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Alpine Residential<\/a> filed plans in 2023 for 177 multifamily units on a 6.5-acre property that previously had entitlements for a 280-room hotel.<\/p>\n<p>Amir Dhanji, who owns a vacant 5.6-acre property on S Apopka Vineland Road, has entitlements for hotel and retail, but <a href=\"https:\/\/www.growthspotter.com\/2023\/06\/13\/land-owner-seeks-to-allow-more-uses-on-prime-property-near-lake-bryan\/\" rel=\"nofollow noopener\" target=\"_blank\">has been exploring<\/a> a possible land use change to apartments or short-term rentals.<\/p>\n<p>\u201cRight now, what\u2019s in demand is a lot of multifamily and a lot of Airbnb,\u201d Dhanji previously told GrowthSpotter. \u201cWith hotels, it\u2019s kind of tricky.
