A duplex penthouse at the St. Regis development in Fort Lauderdale, Florida, has hit the market for $22 million, tying with another unit in the project for the most expensive condo on the market in the city.\u00a0<\/p>\n

The St. Regis Resorts & Residences Bahia Mar launched onto the market last June and cost $2 billion to build, according to its developers, a partnership among Related Group, Tate Capital and Rok Acquisitions. The 40-acre waterfront project is surrounded by Fort Lauderdale\u2019s marina and consists of two mirrored condo towers, plus a standalone resort tower with a hotel at the base and residences above. The project is scheduled to be completed next year.\u00a0<\/p>\n

The duplex tops the resort tower and features curved glass walls, a wraparound terrace and a rooftop deck with a private pool and views in three directions. It \u201chas north exposure with no obstruction to the north, to the east or to the west,\u201d said listing agent Daniel Tzinker of the Agency.<\/p>\n

The four-bedroom apartment spans 5,552 square feet and has nearly as much outdoor space, including the wraparound terrace on the main floor and a private rooftop deck on the upper level, according to the floor plans. While most of the apartment faces west, the open-plan living and dining area faces north, stretching the full length of the building, for maximum views.\u00a0<\/p>\n

The rooftop deck alone spans 3,750 square feet and includes a private pool, an outdoor kitchen and the same extensive vista. The deck surrounds an indoor den that is the only interior space on that level.\u00a0<\/p>\n

The duplex came to market earlier this month with Tzinker, who is marketing this unit specifically. The majority of the property, including the other $22 million penthouse, is being represented by Douglas Elliman. The unit spans a similar 5,540 square feet and also features four bedrooms and a private pool.\u00a0<\/p>\n

If either newly listed penthouse sold at the asking price of $22 million, it would likely be the most expensive condo in Fort Lauderdale\u2019s history. That said, it\u2019s such a unique offering because of its expansive waterfront site that it shouldn\u2019t be compared to previous sales, Tzinker said. \u201cThere\u2019s no such land from the bay to the ocean available anywhere in Florida.\u201d\u00a0<\/p>\n

The development, designed by London-based Tara Bernerd & Partners, is located near Fort Lauderdale\u2019s megayacht marina, site of the city\u2019s annual international boat show, the largest in the world.
