A new nine-story, $92.5 million high rise residential building is in the Colonialtown and Mills 50 area\u2019s near future.<\/p>\n

Construction is set to begin this month on Emi on 50, a multifamily living development planned for the corner of East Colonial Drive and North Hampton Avenue. It\u2019s set to have 336 units across its nine floors, plus a \u201cnight lounge,\u201d rooftop pool and a pickleball court.<\/p>\n

It\u2019s targeting a 2028 completion.<\/p>\n

Exterior rendering don\u2019t give any sense of the surrounding neighborhood, so if you (unlike us) aren\u2019t stuck in traffic on this stretch of Colonial at least once a week, this is the empty lot directly across from Bikkuri Sushi & Noodles. Around 2011, the faded \u201cKobe Steakhouse Coming Soon\u201d sign came down and was replaced by one saying \u201cBuild to Suit or Lease \u2014 contact Chau at Kobe Steakhouse USA.\u201d A Dollar Tree to the west and a Just Puppies store to the east flanked the empty lot until about July 2024.<\/p>\n

The development will include a mix of studio, one-, two-, and three-bedroom units, along with live\/work spaces. Planned amenities include a rooftop pool and sunset terrace, fitness center, a co-working space called the \u201cWork & Wisdom Loft<\/a>,\u201d a Japanese garden-inspired courtyard, pickleball court, pet spa, package concierge, and a speakeasy-style resident lounge.<\/p>\n

Renderings show what appears to be an attached parking garage.<\/p>\n

Design plans for Emi on 50 draw from Japandi influences, the Terian Development\u00a0team says<\/a>, which blends Japanese and Scandinavian styles with an emphasis on natural materials and a minimalist design. The building will also use precast concrete construction, which the developer says is intended to improve durability and efficiency.<\/p>\n

The site sits near established residential neighborhoods and smaller-scale commercial areas, where larger mid- and high-rise projects remain limited. Even so, the Colonialtown and Mills 50 corridors have continued to see increased investment and densification in recent years.<\/p>\n
