{"id":249925,"date":"2026-04-28T17:44:12","date_gmt":"2026-04-28T17:44:12","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/249925\/"},"modified":"2026-04-28T17:44:12","modified_gmt":"2026-04-28T17:44:12","slug":"denver-surpasses-tampa-as-market-with-fastest-falling-home-values","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/249925\/","title":{"rendered":"Denver Surpasses Tampa as Market With Fastest-Falling Home Values"},"content":{"rendered":"<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"> in <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Denver_CO\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Denver_CO\" rel=\"nofollow noopener\">Denver<\/a> are falling faster than any other major metro area tracked by a key index, earning the Mile High City a dubious distinction as the weakest housing market in the nation.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">More than half of major U.S. metropolitan areas posted year-over-year home price declines in February, with Denver (-2.2%) displacing <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Tampa_FL\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Tampa_FL\" rel=\"nofollow noopener\">Tampa<\/a> (-2.1%) as the weakest market, according to data from the\u00a0<a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.spglobal.com\/spdji\/en\/index-family\/indicators\/sp-cotality-case-shiller\/sp-cotality-case-shiller-composite\/#overview\">S&amp;P Cotality Case-Shiller Index<\/a>\u00a0released Tuesday.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a target=\"_blank\" id=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Los-Angeles_CA\" type=\"link\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Los-Angeles_CA\" rel=\"nofollow noopener\">Los Angeles<\/a> (-0.8%) and Washington, DC (-0.1%) also joined the list of markets with falling home values, signaling weakness that expanding out of the long-suffering Sunbelt region.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Nationally, the value of single-family homes as measured by repeat transactions rose 0.7% annually in February, down from a <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/trends\/case-shiller-home-price-index-january-2026\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/trends\/case-shiller-home-price-index-january-2026\/\" rel=\"nofollow noopener\">0.8% rise in the previous month<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;More than half of major U.S. metropolitan markets posted year-over-year price declines in February,<br \/>signaling that the housing slowdown has broadened well beyond its Sunbelt origins,&#8221; says Nicholas<br \/>Godec, head of fixed income tradables and commodities at <a rel=\"noreferrer noopener nofollow\" target=\"_blank\" href=\"https:\/\/www.spglobal.com\/spdji\/en\/\">S&amp;P Dow Jones Indices<\/a>. &#8220;The geographic mix has shifted meaningfully.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The slowdown in Denver&#8217;s market has been long forecast by experts, with <a target=\"_blank\" href=\"http:\/\/realtor.com\" rel=\"nofollow noopener\">Realtor.com\u00ae<\/a> reporting last spring that the market had seen an <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/trends\/denver-housing-market-inventory-prices-falling\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/trends\/denver-housing-market-inventory-prices-falling\/\" rel=\"nofollow noopener\">explosion of inventory that presaged falling prices<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Local real estate agents say a combination of factors is to blame, including a slowdown in migration to\u00a0<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Colorado\" rel=\"nofollow noopener\">Colorado<\/a>\u00a0from other states,\u00a0<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/maps-show-insurance-costs-rising\/\" rel=\"nofollow noopener\">rising insurance costs<\/a>, and a\u00a0<a target=\"_blank\" href=\"https:\/\/www.realtor.com\/news\/trends\/condo-market-sales-slowdown\/\" rel=\"nofollow noopener\">downturn in demand for condos<\/a>\u00a0and townhomes, which make up an outsized share of the Denver market.<\/p>\n<p>Weakness spreads to new regions<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In the Pacific Northwest, Seattle (-2%) and Portland, OR (-0.86%) also posted annual declines in the latest Case-Shiller data. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Meanwhile, the strongest markets remained in the Northeast and Midwest. Chicago led all metros at 5.0% annual growth, followed by <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-York\" rel=\"nofollow noopener\">New York<\/a> (4.7%) and Cleveland (4.2%). <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;The 7.2 percentage point spread between Chicago and Denver illustrates how localized the housing story has become,&#8221; says Godec.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a target=\"_blank\" href=\"http:\/\/realtor.com\" rel=\"nofollow noopener\">Realtor.com\u00ae<\/a> senior economist Anthony Smith agrees, saying that February&#8217;s results show that price cooling has reached beyond the typical regions.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Markets that were holding positive territory as recently as last fall, including Los Angeles and <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Washington\" rel=\"nofollow noopener\">Washington<\/a>, have crossed into negative annual returns,&#8221; he says. &#8220;In supply-constrained Midwest and Northeast markets, price growth is likely to hold.
