Bayshore Christian School has acquired a 10-acre campus along South MacDill Avenue for $14.65 million in a structured deal backed by roughly $11 million in Educational Facilities Revenue Bonds, with use restrictions and a continuing financial<\/a> interest for the seller.<\/p>\n

The property at 3909 S. MacDill Ave. was sold by the Board of Trustees of the Florida Annual Conference of the United Methodist Church in a deal that closed April 28 and includes a campus of multiple buildings used for educational and religious purposes.<\/p>\n

The agreement allows the conference to share in certain future proceeds from the property, indicating the church did not fully exit its economic interest in the site.<\/p>\n

The site spans about 438,000 square feet, or just over 10 acres, and carries a market value of $23.7 million, according to the Hillsborough County Property Appraiser, compared with the $14.65 million sale price.<\/p>\n

The deal also defines how the property can be used. It limits the site primarily to a Christian school and related educational activities for a period of 10 years, allowing classroom instruction, student programs and church-related uses, while limiting repositioning for other types of development during that time.<\/p>\n

The campus is built out with multiple structures totaling more than 60,000 square feet, including classroom buildings, a church, an auditorium and support facilities, supporting continued institutional use rather than near-term redevelopment.<\/p>\n

That 10-year restriction creates an operating window. Once it expires, the property could offer greater optionality, particularly given its size and location in South Tampa<\/a>, where large assembled sites are scarce.<\/p>\n
