{"id":258203,"date":"2026-05-04T20:22:07","date_gmt":"2026-05-04T20:22:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/258203\/"},"modified":"2026-05-04T20:22:07","modified_gmt":"2026-05-04T20:22:07","slug":"six-leases-totaling-78k-sf-signed-at-1-north-dale-mabry","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/258203\/","title":{"rendered":"Six leases totaling 78K SF signed at 1 North Dale Mabry"},"content":{"rendered":"<p>Six leases totaling about 78,000 square feet have been signed at <a href=\"https:\/\/tbbwmag.com\/2025\/12\/03\/1-north-dale-mabry-tampa-office-tower\/\" rel=\"nofollow noopener\" target=\"_blank\">1 North Dale Mabry<\/a> in Tampa\u2019s North Mabry district, following the building\u2019s November 2025 acquisition, as a $4 million upgrade program begins.<\/p>\n<p>The leases include two renewals and expansions and four new tenants at the 260,000-square-foot Class-A office tower, where Enverra <a href=\"https:\/\/tbbwmag.com\/real-estate\/\" data-internallinksmanager029f6b8e52c=\"1\" title=\"Real Estate\" rel=\"nofollow noopener\" target=\"_blank\">Real Estate<\/a> Partners is making upgrades along the Dale Mabry and Interstate 275 corridor. <\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"563\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/05\/BAY-BREEZE-5-1000x563.jpeg\" alt=\"1 North Dale Mabry office tower in Tampa\" class=\"wp-image-91064\"  \/>1 North Dale Mabry office tower in Tampa, where six leases totaling 78,000 square feet were signed<\/p>\n<p>PCL Construction renewed and expanded to 20,977 square feet, while Marsh McLennan Agency increased its space to 18,008 square feet. <\/p>\n<p>Manatt, Phelps &amp; Phillips signed a 12,713-square-foot lease, Vault Risk Management took 12,772 square feet, Alvarez, Thompson &amp; Smoak leased 8,557 square feet and Esthetica signed for 4,670 square feet.<\/p>\n<p><a href=\"https:\/\/tbbwmag.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Read the latest Tampa news and updates<\/a><\/p>\n<p>The tenants are construction firms, insurance providers and law firms, and the property is along Interstate 275 with direct visibility and access to Midtown Tampa.<\/p>\n<p>The upgrades include a new <a href=\"https:\/\/tbbwmag.com\/retail-news\/\" data-internallinksmanager029f6b8e52c=\"3\" title=\"Retail\" rel=\"nofollow noopener\" target=\"_blank\">tenant<\/a> lounge with a coffee bar, a landscaped outdoor terrace and improvements to the fitness center, conference facilities and common areas, while the plan also includes updates to the building\u2019s street frontage.<\/p>\n<p>\u201cTenants want workplaces that help them attract talent and support productivity,\u201d said Tommy Spinosa, managing partner at Enverra Real Estate Partners.<\/p>\n<p>The deals follow the November 2025 acquisition and mark the first leases signed since the purchase.
