<\/p>\nA global software and development company based in Sunrise is\u00a0seeking takers for a the 189K SF office building it purchased in 2021 after being ordered to\u00a0pay customers $500K\u00a0in\u00a0a\u00a0fraud lawsuit.<\/p>\n

\n 1500 Concord Terrace in Sunrise\n <\/p>\n
Chetu Inc.\u00a0has\u00a0tapped an\u00a0Avison Young<\/a>\u00a0team of\u00a0Justin Cope, Greg Martin and Lisa Blumer to market its headquarters at 1500 Concord Terrace in Sunrise, Bisnow has learned.<\/p>\n The company occupies a full, 36K SF floor in the five-story office, built in 1995 within the 22-acre Sawgrass International Corporate Park, according to\u00a0a listing on LoopNet. The other four floors have been vacant since at least 2021.\u00a0<\/p>\n “1500 Concord presents a unique opportunity to occupy an entire building in one of the country\u2019s most robust business ecosystems,\u201d Cope said in a statement. The owner currently occupies a full floor space but is open to relocation if a full-building tenant is interested.”<\/p>\n The\u00a0entire space is described as fully built out and available immediately.<\/p>\n \u00a0<\/p>\n The office space, an eight-minute drive to Sawgrass Mills, is being marketed for about $30 per SF on a triple-net basis, according to a marketing brochure<\/a>. The building also has a 7,500 SF data center on the first floor.<\/p>\n Chetu and Avison Young didn’t respond to requests for comment. The move-out was revealed in a Newmark<\/a> first-quarter office report.<\/p>\n Bansi Properties, the development company led by Chetu CEO Atal Bansal, paid $25M for the\u00a0building in 2021, according to Broward County\u00a0property records.<\/p>\n At the time, Chetu, which\u00a0provides custom software for businesses, planned to anchor the building and lease out any remaining square footage to other tenants, The Real Deal reported<\/a>.<\/p>\n Next\u00a0to 1500 Concord Terrace, Bansi Properties planned to build a 140K SF, four-story office building with completion set for 2023,\u00a0according to\u00a0a release<\/a> on the real estate company’s website. Bansi described itself in the 2021 release as\u00a0\u201cSouth Florida\u2019s premier commercial real estate developer,\u201d despite having been founded in 2020.<\/p>\n Chetu had developed\u00a0its 63K SF, three-story\u00a0headquarters in Plantation\u00a0and just delivered it in 2019 but said in\u00a0a 2021 release<\/a>\u00a0that its \u201cunprecedented growth has already necessitated a larger venue.\u201d Bansi\u00a0inked\u00a0the IRS\u00a0to a 15-year lease at the building for the agency’s\u00a0Broward County office.<\/p>\n It is unclear\u00a0where Chetu \u2014 which also has seven offices in the U.S., one office in Europe and three offices in Asia, according to its website \u2014\u00a0has moved its headquarters.<\/p>\n The company, which did not respond to requests for comment, has been caught up in litigation with unhappy customers<\/a>\u00a0since 2022.<\/p>\n
