More houses are hitting the market in Northeast Florida, and prices slid slightly in April, the Northeast Florida Association of Realtors<\/a> reported Monday.<\/p>\n

The median sales price in Baker, Clay, Duval, Nassau, Putnam and St. Johns counties fell 1.3% to $390,000, the Realtors association said.<\/p>\n

The number of new listings<\/a> totaled 2,755, up 1.7% from March. In all, 7,098 single-family homes were for sale, an increase of 10.7% from the month before \u2014 but 13.5% less than in April 2025.<\/p>\n

Homes remained on the market an median of 35 days, the Realtors said \u2014 9.4% more than last year but 12.5% less than March.<\/p>\n

The association said the data shows that the real estate market continues to \u201cnormalize.\u201d<\/p>\n

\u201cApril\u2019s numbers continue to reflect a market that is stabilizing and becoming more balanced across Northeast Florida,\u201d NEFAR President Kim Knapp said in a news release. \u201cBuyers are seeing more options and greater flexibility, while sellers are still benefiting from steady activity. As inventory grows and affordability continues to influence decisions, we are seeing a healthier pace emerge across the region.\u201d<\/p>\n

Seeking affordable houses<\/p>\n

Affordability continues to be an issue<\/a>, however. The region\u2019s Home Affordability Index \u2014 an indication of whether a typical family can afford a typical home \u2014 remained at 86. An index of 100 would indicate that a family earning the median income would have the exact amount needed to buy a median-priced home.<\/p>\n

Homes have been growing less affordable since January as interest rates have generally increased.<\/p>\n

A total of 1,845 transactions closed in April, a decline of 3.4% from March and 4.9% from April 2025.<\/p>\n
