{"id":274318,"date":"2026-05-17T17:24:27","date_gmt":"2026-05-17T17:24:27","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/274318\/"},"modified":"2026-05-17T17:24:27","modified_gmt":"2026-05-17T17:24:27","slug":"latest-on-michael-stern-and-david-martins-miami-projects","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/274318\/","title":{"rendered":"Latest on Michael Stern and David Martin\u2019s Miami Projects"},"content":{"rendered":"<p>Two of Michael Stern\u2019s marquee projects are moving forward in different ways: one with him, and one without him.\u00a0<\/p>\n<p>A year ago, the JDS Development Group founder was working on three ambitious projects in South Florida: Mercedes-Benz Places, a nearly 800-unit, two-tower development under construction in Brickell; <a href=\"https:\/\/therealdeal.com\/miami\/2026\/04\/08\/heres-where-michael-sterns-miami-condo-projects-stand\/\" rel=\"nofollow noopener\" target=\"_blank\">the redevelopment of 1250 West Avenue<\/a> into a tall and slim condo tower in Miami Beach; and the <a href=\"https:\/\/therealdeal.com\/miami\/2024\/04\/24\/michael-sterns-jds-buys-dolce-gabbana-brickell-tower-site\/\" rel=\"nofollow noopener\" target=\"_blank\">Dolce &amp; Gabbana-branded condo building at 888 Brickell Avenue<\/a>.\u00a0<\/p>\n<p>Over the course of the last year, Stern secured an upzoning on the Miami Beach property and teamed up with developer David Martin\u2019s Terra to complete the bulk purchase of the condo building where the project is planned.\u00a0<\/p>\n<p>But that\u2019s when JDS\u2019 trajectory shifted.\u00a0<\/p>\n<p>In January, JDS transferred its ownership stake in 1250 West Avenue to developer David Martin\u2019s Terra. And after JDS\u2019 hard work to persuade the Miami Beach City Commission to rezone the property last summer, Terra will reap the benefits. Last week, the city\u2019s Design Review Board <a href=\"https:\/\/therealdeal.com\/miami\/2026\/05\/15\/miami-beach-board-oks-terras-luxury-tower-in-south-beach\/\" rel=\"nofollow noopener\" target=\"_blank\">unanimously approved plans<\/a> for the 28-story condo tower, once a hot-button issue.\u00a0<\/p>\n<p>A <a href=\"https:\/\/therealdeal.com\/miami\/2026\/05\/13\/michael-sterns-jds-over-mercedes-benz-site-foreclosure\/\" rel=\"nofollow noopener\" target=\"_blank\">totally different story<\/a> is playing out in Brickell, where JDS is now fighting its new lender, Cottonwood Management, weeks after Cottonwood sued to foreclose on the Mercedes-Benz Brickell project.\u00a0<\/p>\n<p>The future of the partially built, yet stalled, development has had Brickell brokers in a frenzy. (Really, ask any of them.)<\/p>\n<p>Cottonwood, which took over the loan in late March of this year, alleges the developer defaulted when it failed to repay the loan by the January 2025 maturity date. Cottonwood is seeking at least $100 million in damages, including interest.\u00a0<\/p>\n<p>JDS, meanwhile, is accusing Cottonwood of dirty tricks, specifically violating its non-disclosure agreement that it signed with JDS months before it took over the loan, which JDS said was related to a potential refinancing. The agreement limited the use of confidential information and prohibited entering other project-related transactions, according to JDS\u2019 complaint.<\/p>\n<p>The developer said the foreclosure filing has caused serious damage, including about 10 percent of buyers considering backing out of their contracts. The foreclosure has also \u201csignificantly impeded\u201d the developer\u2019s efforts to refinance the debt, according to court filings.\u00a0<\/p>\n<p>Time is one of a developer\u2019s biggest enemies. How quickly JDS and Cottonwood resolve their issues, if they do, could determine whether the project succeeds or flops.\u00a0<\/p>\n<p>What we\u2019re thinking about: Buyers of five condos at the planned Edition Residences in Edgewater <a href=\"https:\/\/therealdeal.com\/miami\/2026\/05\/14\/edition-residences-miami-buyers-sues-two-roads\/\" rel=\"nofollow noopener\" target=\"_blank\">sued to recoup their deposits<\/a> from Two Roads Development. But the developer made another move on this complicated chessboard, terminating the Biscayne 21 condo association, amid its fight with holdout owners of the older building. How does this story end? A trust managed by attorney Mark Meland bought the house, which was marketed as a teardown. It sits on a half-acre lot.\u00a0<\/p>\n<p>Commercial: Integra Investments sold a luxury apartment building known as Biscayne Shores at <a href=\"https:\/\/therealdeal.com\/miami\/2026\/05\/06\/integra-sells-miami-rentals-to-rpm-living-for-151-million\/\" rel=\"nofollow noopener\" target=\"_blank\">11295 Biscayne Boulevard<\/a>. The property is in an unincorporated area of the county that\u2019s bordered by North Miami, Miami Shores and Biscayne Park. The buyer was RPM Living Investments, based in Atlanta. Sources told The Real Deal that the sale amounted to $151.4 million; the recorded deed values the property at $206 million, though the buyer is disputing this.<\/p>\n<p>\u2014 Research by Mary Diduch\u00a0<\/p>\n<p>NEW TO THE MARKET\u00a0<\/p>\n<p>Billionaire real estate developer Jeff Greene listed the two properties at 4000 and 4020 South Ocean Boulevard in Manalapan for $99 million, according to the <a href=\"https:\/\/www.palmbeachdailynews.com\/story\/business\/real-estate\/2026\/05\/15\/billionaire-jeff-greene-asks-99m-for-property-south-of-palm-beach-florida-manalapan\/90084924007\/?gnt-cfr=1&amp;gca-cat=p&amp;gca-uir=false&amp;gca-epti=z116901p116950c116950e005600v116901&amp;gca-ft=50&amp;gca-ds=sophi\" rel=\"nofollow noopener\" target=\"_blank\">Palm Beach Daily News<\/a>. They total 3.1 acres with frontage on the ocean and the Intracoastal Waterway, and the properties include two homes that could be redeveloped. They\u2019re on the market with Premier Estate Properties\u2019 Margit Brandt. Greene previously listed the lots for sale in 2022 asking just under $50 million.\u00a0<\/p>\n<p>A thing we\u2019ve learned<\/p>\n<p>The Florida Legislature passed a bill last session that applies to the redevelopment of shuttered recreational sites, including <a href=\"https:\/\/therealdeal.com\/miami\/2026\/05\/15\/florida-lawmakers-target-golf-courses-for-housing\/\" rel=\"nofollow noopener\" target=\"_blank\">golf courses and tennis courts<\/a>, of at least 5 acres in Miami-Dade, Broward, and Palm Beach counties.
