{"id":274973,"date":"2026-05-18T10:48:29","date_gmt":"2026-05-18T10:48:29","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/274973\/"},"modified":"2026-05-18T10:48:29","modified_gmt":"2026-05-18T10:48:29","slug":"midtown-tampa-developer-pays-23-5m-for-clearwater-industrial-property","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/274973\/","title":{"rendered":"Midtown Tampa developer pays $23.5M for Clearwater industrial property"},"content":{"rendered":"<p><a href=\"https:\/\/tbbwmag.com\/2026\/01\/07\/midtown-tampa-retail-next-phase\/\" rel=\"nofollow noopener\" target=\"_blank\">Bromley Companies<\/a>, the developer behind Midtown Tampa, acquired a 200,000-square-foot industrial complex in <a href=\"https:\/\/tbbwmag.com\/category\/clearwater\/\" data-internallinksmanager029f6b8e52c=\"22\" title=\"Clearwater\" rel=\"nofollow noopener\" target=\"_blank\">Clearwater<\/a> for $23.5 million as it expands its Florida industrial portfolio.<\/p>\n<p>The deal is Bromley Industrial Partners\u2019 largest Tampa Bay acquisition to date and continues the company\u2019s push into infill industrial properties serving last-mile distribution, local manufacturing and essential service businesses.<\/p>\n<p>Bromley said it is pursuing acquisitions across Tampa Bay, Orlando, Jacksonville and South Florida as it builds a portfolio of 20 to 30 industrial assets.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" width=\"1000\" height=\"563\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/05\/downtown-7-3-1000x563.jpeg\" alt=\"Clearwater industrial complex acquired by Bromley Companies for $23.5 million\" class=\"wp-image-91244\"  \/>Bromley Companies acquired the two-building Clearwater industrial property for $23.5 million.<\/p>\n<p>The acquisition includes two fully occupied buildings at 14450 and 14480 62nd Street North in Clearwater, which Blue Steel Development sold with financing from BankUnited.<\/p>\n<p>The Clearwater complex houses manufacturing, telecommunications, construction and distribution tenants that depend on proximity to customers, infrastructure and labor pools.<\/p>\n<p>Industrial investors increasingly favor smaller urban <a href=\"https:\/\/tbbwmag.com\/real-estate\/industrial\/\" data-internallinksmanager029f6b8e52c=\"32\" title=\"Industrial\" rel=\"nofollow noopener\" target=\"_blank\">warehouse<\/a> and flex properties in land-constrained markets where developers struggle to add new supply. In Pinellas County, limited industrial land and rising construction costs continue pushing tenants and investors toward existing buildings near ports, highways and population centers.<\/p>\n<p>Investors continue targeting Pinellas County industrial properties because vacancy remains tight and redevelopment opportunities are limited. Bromley cited local industrial vacancy near 5.1%, with average triple-net rents around $11 per square foot.<\/p>\n<p>\u201cFlorida continues to stand out as one of the country\u2019s strongest industrial markets because of its population growth, infrastructure investment and long-term economic expansion,\u201d Nicholas Haines, CEO of Bromley Industrial Partners, said in a statement. \u201cClearwater is exactly the type of submarket we\u2019re targeting: dense, supply-constrained, and serving tenants whose operations are tied to location.\u201d<\/p>\n<p>Bromley launched the industrial platform to expand beyond the mixed-use and office developments that built the company\u2019s reputation. In Tampa Bay, the company is best known as the master developer behind <a href=\"https:\/\/tbbwmag.com\/2026\/03\/05\/midtown-east-midtown-tampa-office-fully-leased\/\" rel=\"nofollow noopener\" target=\"_blank\">Midtown Tampa<\/a>, the $1 billion mixed-use district connecting the Westshore and downtown corridors with 1.8 million square feet of retail, residential, <a href=\"https:\/\/tbbwmag.com\/retail-news\/\" data-internallinksmanager029f6b8e52c=\"3\" title=\"Retail\" rel=\"nofollow noopener\" target=\"_blank\">hospitality<\/a> and Class A office space.<\/p>\n<p>The strategy also builds on Bromley\u2019s earlier ownership and operation of a Haines City-based pallet recycling <a href=\"https:\/\/tbbwmag.com\/category\/business-news\/\" data-internallinksmanager029f6b8e52c=\"16\" title=\"business\" rel=\"nofollow noopener\" target=\"_blank\">business<\/a> with operations that spanned more than 40 industrial properties throughout the Southeast. Company executives said that experience shaped the firm\u2019s focus on functional Class B and Class C properties occupied by long-term tenants.<\/p>\n<p>Bromley is targeting acquisitions between $5 million and $25 million near ports, airports and major highway corridors.
