{"id":278498,"date":"2026-05-20T19:36:10","date_gmt":"2026-05-20T19:36:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/278498\/"},"modified":"2026-05-20T19:36:10","modified_gmt":"2026-05-20T19:36:10","slug":"yardi-miami-has-the-nations-tightest-office-market","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/278498\/","title":{"rendered":"Yardi: Miami Has The Nation&#8217;s Tightest Office Market"},"content":{"rendered":"<p>Concerns about artificial intelligence&#8217;s impact on office work has yet to reach the Magic City.<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Matt Wasielewski\n    <\/p>\n<p>\n      Offices in Brickell\n    <\/p>\n<p>Miami&#8217;s vacancy rate fell from 15.7% in early 2025 to 12.5% as of April 2026,\u00a0 the lowest among the top 25 metros,\u00a0<a href=\"https:\/\/www.yardimatrix.com\/publications\/download\/file\/8684-MatrixOfficeNationalReport-May2026?utm_source=WhatCountsEmail&amp;utm_medium=Yardi%20Matrix%20Office%20Outlook&amp;utm_campaign=051926_Matrix_OFF_National_Report_May2026_30470\" target=\"_blank\" rel=\"nofollow noopener\">according to a Yardi Matrix report<\/a>.<\/p>\n<p>The city&#8217;s vacancy rate is well below the national average of 17.6%, and the only other markets that are\u00a0close to as tight are Manhattan, at 13.1%, and Los Angeles, at 13.8%.<\/p>\n<p>As available space in Miami has dwindled, its rents have grown to among the most expensive in the country.\u00a0Its average listing price of $58.41 per SF is 77% higher than the national average of $32.91 and second only to Manhattan&#8217;s $69.29, according to the report.<\/p>\n<p>&#8220;While other markets continue to struggle, Miami vacancy has benefited from robust growth in office-using employment,&#8221; the report says. &#8220;The financial activities sector has performed particularly well, helping sustain office demand as tech layoffs followed the pandemic\u2019s hiring boom.&#8221;<\/p>\n<p>Finance, banking, insurance and real estate\u00a0made up\u00a020% of South Florida&#8217;s leasing activity, while tech companies made up 37%,\u00a0<a href=\"https:\/\/www.avisonyoung.us\/documents\/d\/miami\/miami-office-market-report-q126_avison-young-1\" target=\"_blank\" rel=\"nofollow noopener\">according to a first-quarter Avison Young office report<\/a>.<\/p>\n<p>The market has also\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/new-tenants-that-moved-to-miami-post-pandemic-are-starting-to-grow-132926\" target=\"_blank\" rel=\"nofollow noopener\">benefited from expansions<\/a>\u00a0of tenants that\u00a0entered the area following the pandemic, like e-commerce giant <a class=\"tag tag-2378\" href=\"https:\/\/www.bisnow.com\/tags\/amazon\" target=\"_blank\" data-tag-id=\"2378\" rel=\"nofollow noopener\">Amazon<\/a>, which signed Wynwood&#8217;s largest office lease with\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/amazon-secures-50k-sf-lease-in-miamis-wynwood-district-127743\" target=\"_blank\" rel=\"nofollow noopener\">50K SF at Wynwood Plaza<\/a> early last year\u00a0before <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/amazon-expands-wynwoods-largest-lease-to-75k-sf-this-weeks-south-florida-deal-sheet-129793\" target=\"_blank\" rel=\"nofollow noopener\">expanding\u00a0to 76K SF<\/a>\u00a0a few months later.<\/p>\n<p>And even though new-to-market\u00a0activity slowed from its peak activity between 2020 and 2022, it is still a leading factor, according to the report.<\/p>\n<p>Within the first two months of 2026, four companies\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/ceos-companies-relocate-miami-office-space-133610\" target=\"_blank\" rel=\"nofollow noopener\">relocated their headquarters<\/a> to South Florida, including <a class=\"tag tag-199002\" href=\"https:\/\/www.bisnow.com\/tags\/palantir-technologies\" target=\"_blank\" data-tag-id=\"199002\" rel=\"nofollow noopener\">Palantir Technologies<\/a>, which in February scrapped its plans for a new office in Colorado <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/colorado-based-tech-company-to-move-headquarters-to-miami-133260\" target=\"_blank\" rel=\"nofollow noopener\">to move to a Miami coworking space<\/a>.<\/p>\n<p>Coworking is also expanding, with Industrious\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/senior-living-facility-flipped-24m-gain-south-florida-deal-sheet-134099\" target=\"_blank\" rel=\"nofollow noopener\">signing a 22K SF lease<\/a> in Coral Gables last month. The Gables has captured an outsized share of leases in recent months as some tenants have been pushed out of trophy space in Brickell and Miami Beach. Landlords have raised rents in turn, with asking rents in the submarket up 14% in Q1 over the previous year, <a href=\"https:\/\/assets.cushmanwakefield.com\/-\/media\/cw\/marketbeat-pdfs\/2026\/q1\/us-reports\/office\/miami_americas_marketbeat_office_q12026.pdf?rev=276a8198ce744559b1443a9dccb21bf3\" target=\"_blank\" rel=\"nofollow noopener\">according to Cushman &amp; Wakefield<\/a>.<\/p>\n<p>The tight vacancy rate\u00a0comes against a backdrop of\u00a0concerns over artificial intelligence and its potential to\u00a0upend the\u00a0job market, with &#8220;significant implications for office demand,&#8221; according to the report.<\/p>\n<p>Meta is <a href=\"https:\/\/www.cnbc.com\/2026\/04\/23\/meta-will-cut-10percent-of-workforce-as-it-pushes-more-into-ai.html\" target=\"_blank\" rel=\"nofollow noopener\">cutting 8,000 employees<\/a>, citing a shift in focus on improving efficiency and\u00a0generative AI. U.S. cryptocurrency exchange Coinbase announced\u00a0<a href=\"https:\/\/finance.yahoo.com\/markets\/crypto\/article\/coinbase-to-lay-off-700-workers-as-ceo-brian-armstrong-restructures-crypto-exchange-for-ai-efficiency-114736268.html\" target=\"_blank\" rel=\"nofollow noopener\">plans to lay off<\/a> roughly 14% of its workforce, equating to about 700 employees.<\/p>\n","protected":false},"excerpt":{"rendered":"Concerns about artificial intelligence&#8217;s impact on office work has yet to reach the Magic City.
