{"id":280006,"date":"2026-05-21T21:58:09","date_gmt":"2026-05-21T21:58:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/280006\/"},"modified":"2026-05-21T21:58:09","modified_gmt":"2026-05-21T21:58:09","slug":"hollywood-agrees-to-live-local-plan-for-high-rise-at-beach","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/280006\/","title":{"rendered":"Hollywood agrees to Live Local plan for high-rise at beach"},"content":{"rendered":"<p>Amid a loud and furious public outcry, a luxury condo tower slated for public land on Hollywood beach would become a Live Local project under a controversial plan approved by the commission Wednesday night.<\/p>\n<p>The 5-2 vote came after a marathon meeting where nearly 30 residents blasted the idea, saying it would forever change a cherished slice of paradise frequented by locals and tourists for decades.<\/p>\n<p>Several speakers questioned the city\u2019s projected windfall on the project, saying they suspected the numbers were inflated.<\/p>\n<p>\u201cThis is a horrible contract,\u201d resident Dan Lacey told the commission. \u201cThe city of Hollywood becomes a landlord for 100 years. And we are on the hook to collect rents. We\u2019re on the hook for 100 years. This is not the goose that\u2019s laying the golden egg. This is a terrible deal.\u201d<\/p>\n<p>Mayor Josh Levy and the rest of the commission defended the plan, saying it would help bolster the city\u2019s supply of affordable housing.<\/p>\n<p>Commissioners Caryl Shuham and Idelma Quintana cast the two \u201cno\u201d votes after the developer declined to agree to rely on \u201cpoor doors\u201d that would force renters to use a separate entrance from condo owners.<\/p>\n<p>The developer, Miami-based Related Group, plans to build the high-rise tower on city-owned land at 1301 South Ocean Drive. The parcel, deeded to Hollywood more than 50 years ago, is now home to Harry Berry Park and the Hollywood Beach Culture &amp; Community Center.<\/p>\n<p>An amendment to the state\u2019s Live Local Act expected to take effect July 1 would allow developers to build workforce housing on government land in a bid to tackle the state\u2019s supply of affordable housing crisis.<\/p>\n<p>As of late 2025, the plan called for a 27-tower with 111 luxury condo units.<\/p>\n<p>With the potential <a href=\"https:\/\/www.sun-sentinel.com\/2026\/05\/11\/proposed-hollywood-condo-tower-on-public-land-set-to-become-live-local-project\/\" rel=\"nofollow noopener\" target=\"_blank\">switch to Live Local<\/a>, the developer plans to build a taller tower with 210 residences. (Mike Stocker\/South Florida Sun Sentinel)<\/p>\n<p>Over the entire lease, the city would collect an estimated $2.7 billion in payments, according to city projections shared with the commission on Wednesday night.<\/p>\n<p>Shuman skewered the projection, calling it fantastical.<\/p>\n<p>In December, the commission was told the project would bring in $1.8 billion over the <a href=\"https:\/\/www.sun-sentinel.com\/2025\/12\/13\/public-outcry-in-hollywood-doesnt-stop-proposed-beachfront-condo-from-clearing-another-hurdle\/\" rel=\"nofollow noopener\" target=\"_blank\">99-year lease<\/a>, Shuham noted.<\/p>\n<p>\u201cThat has increased by $1 billion since December?\u201d she said with a quizzical tone. \u201cIt\u2019s impossible. This is not a good deal for the city of Hollywood. The dollars are unrealistic.\u201d<\/p>\n<p>Resident Michael Seltzer also questioned the numbers, including the assumption that the condo units would sell for $5 million apiece.<\/p>\n<p>\u201cI think we\u2019re getting hoodwinked,\u201d he told the commission. \u201cWhat happens if those numbers are wrong? Those numbers are fabulous. But I have a feeling they might be slightly exaggerated.\u201d<\/p>\n<p>As part of the 99-year lease, the developer has promised to build a new park. (SOM\/CFE\/ARX, Courtesy)<\/p>\n<p>Before voting, Shuham insisted that the developer avoid using \u201cdisgraceful\u201d poor doors.<\/p>\n<p>Speaking to her colleagues on the dais, Shuman said \u201cI don\u2019t think any of you want to be known as the poor door landlord, implying that our heroes or our busboys aren\u2019t fit to walk through the same lobby or swim in the same pool as the wealthier residents. No segregation, no separate amenities.\u201d<\/p>\n<p>But when Shuham asked the developer\u2019s attorney if his client would agree to a single entrance for all residents, the answer was a resounding no.<\/p>\n<p>\u201cI\u2019m not agreeing to that,\u201d Keith Poliakoff, attorney for the developer, said before walking back to his seat.<\/p>\n<p>Commissioner Kevin Biederman joined Shuham and Quintana in taking a stance against separate entrances.<\/p>\n<p>\u201cI\u2019m against the poor door entrance,\u201d he said. \u201cI think it should be one entrance. Let\u2019s get this built. Let\u2019s get a community center built.\u201d<\/p>\n<p>Commissioner Peter Hernandez, frustrated by the chorus of critics, suggested that money for the new community center be spent in another part of town where the residents would be grateful.<\/p>\n<p>\u201cI want the $20 million for somewhere else,\u201d he said, looking out at the audience. \u201cYou guys don\u2019t want the development anyway.\u201d<\/p>\n<p>Hernandez urged the commission not to \u201czero out\u201d his idea.<\/p>\n<p>\u201cThere is a need in different communities where they will be grateful and very appreciative,\u201d Hernandez said.<\/p>\n<p>The mayor said staff could look into the possibility.<\/p>\n<p>\u201cThe developer might be eager to get a larger footprint on the project,\u201d Levy said.<\/p>\n<p>Before the vote, several residents pleaded with the commission to let the voters decide whether to move forward. Many of them reminded the board they\u2019ve been fighting the project since 2021.<\/p>\n<p>\u201cI\u2019ve been here five years doing the same damn thing,\u201d said resident Mark Ross. \u201cNo, no, no. It\u2019s not your land to give away.\u201d<\/p>\n<p>Hollywood commissioners signed off on the comprehensive agreement and ground lease <a href=\"https:\/\/www.sun-sentinel.com\/2022\/03\/17\/hollywood-says-yes-to-turning-over-beachfront-land-to-a-developer-for-99-years-critics-are-still-fighting-it\/\" rel=\"nofollow noopener\" target=\"_blank\">four years ago<\/a>.<\/p>\n<p>Shuham argued that a new comprehensive agreement needed to be drawn up and voted on due to all the changes to the deal.<\/p>\n<p>She pointed to the increase in density, the addition of rental units and the reliance on the Live Local Act.<\/p>\n<p>Shuham also argued the plan should go to a vote of the residents.<\/p>\n<p>\u201cWe have time to get it on the ballot for November,\u201d she said.<\/p>\n<p>Her request was met with silence.<\/p>\n<p>Susannah Bryan can be reached at sbryan@sunsentinel.com.
