{"id":286920,"date":"2026-05-28T01:17:10","date_gmt":"2026-05-28T01:17:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/286920\/"},"modified":"2026-05-28T01:17:10","modified_gmt":"2026-05-28T01:17:10","slug":"miami-multifamily-market-nose-dives-as-hopes-for-supply-relief-fade","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/286920\/","title":{"rendered":"Miami Multifamily Market Nose-Dives As Hopes For Supply Relief Fade"},"content":{"rendered":"<p>South Florida commercial real estate is in some ways the envy of the nation, with billionaires flocking to the area, <a href=\"https:\/\/www.bls.gov\/news.release\/metro.t01.htm\" target=\"_blank\" rel=\"nofollow noopener\">below-average unemployment<\/a>\u00a0and rising property values.<\/p>\n<p>The same can&#8217;t be said for its multifamily market, where deal volume is plummeting and prices are falling amid sluggish rent growth and the deepest construction pipeline in the country.<\/p>\n<p>\u201c[A client] told me, \u2018This is the worst multifamily market I have seen since the financial crisis,\u2019\u201d\u00a0<a class=\"tag tag-1296\" href=\"https:\/\/www.bisnow.com\/tags\/berkadia\" target=\"_blank\" data-tag-id=\"1296\" rel=\"nofollow noopener\">Berkadia<\/a>\u00a0senior director of\u00a0investment sales Omar Morales said.\u00a0<\/p>\n<p>                        <img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/placeholder.png\" loading=\"lazy\" alt=\"Placeholder\"\/><\/p>\n<p>\n      Bisnow\/Chloe Gallivan\n    <\/p>\n<p>\n      Miami apartments for rent\n    <\/p>\n<p dir=\"ltr\">There were 41 multifamily transactions totaling $972M in South Florida\u00a0in the first quarter, down 18% and 20%, respectively, from a year prior,\u00a0<a href=\"https:\/\/www.avisonyoung.us\/documents\/d\/us\/q1-2026-us-investment-sales-report\" target=\"_blank\" rel=\"nofollow noopener\">according to an Avison Young report<\/a>.\u00a0<\/p>\n<p dir=\"ltr\">By contrast, overall commercial real estate sales in the region\u00a0were up 11% year-over-year on a dollar-volume basis and rose 30% in transaction count, according to Avison Young. Nationally, multifamily sales volume was up slightly, showing how out of step the region&#8217;s apartments have fallen.<\/p>\n<p dir=\"ltr\">Amid a decline in rents and construction levels that aren\u2019t slowing fast enough, multifamily landlords in Miami that are looking to sell are being forced to either swallow losses, accept smaller gains or refinance their properties to wait for a better time.<\/p>\n<p dir=\"ltr\">The buildings that sold in the first quarter traded for an average of $268K per unit, a 14% decrease from the fourth quarter and the lowest average price in more than five years, according to Avison Young and CoStar data.\u00a0<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/05\/1779931030_772_thumbnail.jpeg\" width=\"100%\" alt=\"chart visualization\"\/><\/p>\n<p dir=\"ltr\">\u201cNo one wants to advertise that they had to take a loss or realize a loss,\u201d\u00a0<a class=\"tag tag-37307\" href=\"https:\/\/www.bisnow.com\/tags\/the-bainbridge-cos\" target=\"_blank\" data-tag-id=\"37307\" rel=\"nofollow noopener\">The Bainbridge Cos<\/a>. Executive Vice President Brian Doppelt said. \u201cSo, there&#8217;s definitely been a trend of kind of kicking things down the line or trying to find a way to stay in the deal.\u201d<\/p>\n<p dir=\"ltr\">Rents in Miami have decreased between 4% and 5% year-over-year for one- and two-bedroom units, <a href=\"https:\/\/www.zumper.com\/rent-research\/national-rent-report\" target=\"_blank\" rel=\"nofollow noopener\">according to Zumper<\/a>. The city has 14,300 units under construction, more than 6% of its existing inventory \u2014 the highest ratio of any major market, <a href=\"https:\/\/www.businesswire.com\/news\/home\/20260512667993\/en\/Apartments.com-and-CoStar-Release-a-Multifamily-Construction-Activity-Update-for-Q1-2026\" target=\"_blank\" rel=\"nofollow noopener\">according to CoStar<\/a>.<\/p>\n<p dir=\"ltr\">\u201cThat just creates downward pressure on rents and downward pressure on what folks are willing to pay,\u201d Bell Partners Vice President of Investments Brown Dennis said.<\/p>\n<p dir=\"ltr\">Miami&#8217;s <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/multifamily\/miamis-wealth-boom-doesnt-cushion-the-blow-of-affordability-driven-population-loss-134703\" target=\"_blank\" rel=\"nofollow noopener\">population is also shrinking<\/a>, posing questions about how much demand there will be to fill new units.\u00a0<\/p>\n<p dir=\"ltr\">The oversupply\u00a0resulting from the post-pandemic construction boom of 2021 and 2022 has <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/multifamily\/miamis-multifamily-oversupply-and-softening-rents-spook-investors-131666\" target=\"_blank\" rel=\"nofollow noopener\">caused investors to pull back<\/a>, and the pipeline hasn&#8217;t shrunk by much in the years since. Many of the buyers\u00a0that acquired buildings at that time secured near-zero interest rates, a challenge as loans are coming due and values have fallen.<\/p>\n<p dir=\"ltr\">Toronto-based Marlin Spring US Realty\u00a0paid $44M in 2021 for The Pine Grove Apartments in south Miami-Dade. In January, it\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/terra-lands-coconut-groves-largest-construction-loan-ever-the-south-florida-deal-sheet-133029\" target=\"_blank\" rel=\"nofollow noopener\">sold the property to IMC Equity<\/a> for $33.5M, a roughly 23% haircut.<\/p>\n<p dir=\"ltr\">In November, an entity tracing to Los Angeles-based JRK Property Holdings purchased the Motion at Dadeland apartments in Miami-Dade County for $72M, according to property records provided by Vizzda. That was more than $40M less than the $114M the seller, an affiliate of Lerner Enterprises,\u00a0paid for\u00a0it in 2021.<\/p>\n<p dir=\"ltr\">\u201cCharacterizing South Florida multifamily investment as broadly in retreat isn&#8217;t quite right \u2014 it&#8217;s really a Miami-Dade story,\u201d Cortland Partners Executive Vice President Kyle Bateh said in a statement.<\/p>\n<p dir=\"ltr\">Morales said he has had to have some \u201ctough conversations\u201d with his clients looking to sell, often\u00a0as their loan is coming due and they realize their property is worth significantly less than what they bought it for.<\/p>\n<p>There are about $4.7B of multifamily loans scheduled to mature this year, a huge jump from the $2.2B\u00a0that was slated to mature\u00a0in 2025, according to Trepp data provided to Bisnow.<\/p>\n<p dir=\"ltr\">Still, there is limited distress. Through April, less than 1% of Miami-area multifamily loans\u00a0were\u00a0delinquent, according to the data.<\/p>\n<p dir=\"ltr\">But with the difference in expectations and reality, many are opting to refinance their loans and hold on to the assets for a while longer,\u00a0which has led to\u00a0the\u00a0sales market seizing up, Dennis said.<\/p>\n<p dir=\"ltr\">West Palm Beach-based Bainbridge is looking to buy South Florida assets at a discount.
