{"id":294768,"date":"2026-06-03T18:59:20","date_gmt":"2026-06-03T18:59:20","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/294768\/"},"modified":"2026-06-03T18:59:20","modified_gmt":"2026-06-03T18:59:20","slug":"lyle-stern-buys-site-at-miami-worldcenter-from-adam-neumanns-flow-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/294768\/","title":{"rendered":"Lyle Stern Buys Site at Miami Worldcenter From Adam Neumann\u2019s Flow \u2013 Commercial Observer"},"content":{"rendered":"<p>Adam Neumann\u2019s <a href=\"https:\/\/commercialobserver.com\/company\/flow\/\" title=\"Flow\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Flow<\/a> has sold off a development parcel within the 27-acre Miami Worldcenter master development for $26.6 million, property records show.\u00a0<\/p>\n<p>Lyle Stern\u2019s <a href=\"https:\/\/commercialobserver.com\/company\/vertical-real-estate\/\" title=\"Vertical Real Estate\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Vertical Real Estate<\/a> retail brokerage purchased the vacant, 28,033-square-foot site at 710 Northeast First Avenue, which runs between through to North Miami Avenue, on the same block as the Lalezarian Properties\u2019s Miami World Tower.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/06\/blackstones-link-logistics-light-industrial-bkm-kayne-anderson\/\" rel=\"nofollow noopener\" target=\"_blank\">Blackstone\u2019s Link Logistics Sells Light Industrial Portfolio for $1.8B<\/a><\/p>\n<p>Stern is a prominent Miami retail broker and serves as the president of the Lincoln Road Business Improvement District.\u00a0<\/p>\n<p>The transaction comes just four months after the 300,000-square-foot retail component of Miami Worldcenter sold <a href=\"https:\/\/commercialobserver.com\/2026\/04\/jamestown-miami-worldcenter-falcone\/\" rel=\"nofollow noopener\" target=\"_blank\">for $210 million<\/a>. Master developer Falcone Group bought out his fellow master developer partners, Nitin Motwani and CIM Group.\u00a0<\/p>\n<p>Neumann founded Flow in 2022, three years after he was forced to resign as CEO from WeWork.<\/p>\n<p>Despite the recent sale, Flow remains a presence in Miami Worldcenter. In March, it completed the 41-story, 466-unit Flow House condo building across the street from Vertical\u2019s new site. Next door, it also owns the 444-unit rental building.\u00a0<\/p>\n<p>Flow is expanding across Miami-Dade County. Last month, Aventura\u2019s city commission approved Flow\u2019s mixed-use development, which will include three 29-story towers, The Real Deal <a target=\"_blank\" rel=\"noopener nofollow\" href=\"https:\/\/therealdeal.com\/miami\/2025\/05\/07\/flow-canada-global-win-approval-for-aventura-project\/\">reported<\/a>.\u00a0<\/p>\n<p>Last year, the developer <a href=\"https:\/\/commercialobserver.com\/2025\/01\/adam-neumanns-flow-miami\/\" rel=\"nofollow noopener\" target=\"_blank\">paid $70.5 million<\/a> for a 16-acre development site in Miami\u2019s El Portal neighborhood.
