The notice warns that residents may be forced to leave the property.<\/p>\n<p>North Coast Apartments LLC residents got a code enforcement notice that would force everyone to move out. (Copyright 2026 by WJXT News4JAX &#8211; All rights reserved.)<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">The situation prompted several tenants to contact the News4JAX I-TEAM, saying they were caught off guard by the order and uncertain about what comes next.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">\u201cIt\u2019s only $1,300 a month [for a two bedroom.] It\u2019s cheaper here than Jacksonville,\u201d tenant Molly Morton said.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">Other residents described ongoing maintenance issues inside the apartments.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">\u201cI just got my whole apartment settled and everything. Now I\u2019m having to pack everything by myself and move it,\u201d tenant Kaylyn Carrafa said. \u201cWe\u2019ve had sewer problems here. We\u2019ve had drainage problems.\u201d<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">During a visit to the property, News4JAX observed visible mold in some units and air conditioning systems that appeared to be improperly secured. One tenant pointed out what appeared to be a temporary repair using foam insulation and tape.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">Several tenants told News4JAX they had received little to no communication from the property\u2019s owner regarding the code enforcement action or whether they would ultimately be required to leave.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">\u201cNo. Never. No text, no call,\u201d one tenant said when asked if the landlord had contacted residents.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">News4JAX reached the landlord by phone. He said the code enforcement notices came as a surprise and stem from the property not being zoned for long-term residential occupancy.<\/p>\n<p class=\"Box-_wrDxHtU__Box-sc-10sa3ie-0 Text-nO2aZ44r__TextBase-sc-s2hv5x-0 jJNfBD fSvavs article-text\">According to the landlord, he purchased the property believing it was a multifamily apartment complex.
