Metro Station 1 will comprise 55 \u201cthoughtfully designed\u201d units, with floorplans spanning from studio to two-bedroom residences.<\/p>\n<p>According to <a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2025\/05\/19\/mg-developer-breaks-ground-metro-station-hialeah.html\" rel=\"nofollow noopener\" target=\"_blank\">the South Florida Business Journal<\/a>, the development will measure eight stories, occupying a 11,627-square-foot site. MG Developer purchased the site for $1.6 million in 2022; it also purchased another parcel nearby that will eventually feature Metro Station 1\u2019s second phase. TA Builders is the general contractor; it hopes to wrap up construction by the first quarter of 2026.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-33406\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2025\/10\/Screenshot-2025-05-22-at-2.15.12\u202fPM.png\" alt=\"\" width=\"1096\" height=\"632\"  \/><\/p>\n<p class=\"wp-caption-text\">The venture will measure eight stories. Image by MG Developer<\/p>\n<p>Metro Station 1 will likely be at-market-rate units. <a href=\"https:\/\/www.rentcafe.com\/average-rent-market-trends\/us\/fl\/hialeah\/\" rel=\"nofollow noopener\" target=\"_blank\">RentCaf\u00e9<\/a> reports that the average cost of an 879-square-foot apartment in Hialeah is currently $2,192 a month. Modis Architects designed Metro Station 1. The Miami-based firm has many projects in its pipeline, one of which is <a href=\"https:\/\/floridayimby.com\/2025\/04\/mg-developer-secures-105-million-in-construction-financing-for-metro-parc-south-in-hialeah.html\" rel=\"nofollow noopener\" target=\"_blank\">Metro Parc South<\/a>, another project in partnership with MG Developer. That 347-unit transit-oriented community secured financing earlier this April. Modis Architects also designed <a href=\"https:\/\/floridayimby.com\/2024\/08\/proposal-intends-to-double-san-sebastian-luxury-homes-units-at-23220-s-w-124th-avenue-homestead-fl.html\" rel=\"nofollow noopener\" target=\"_blank\">San Sebastian Luxury Homes<\/a>, a townhome development in Homestead.<\/p>\n<p>Metro Parc 1 has been made possible with the recent acquisition of a $10 million construction loan.
