{"id":305018,"date":"2026-06-12T10:10:07","date_gmt":"2026-06-12T10:10:07","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/305018\/"},"modified":"2026-06-12T10:10:07","modified_gmt":"2026-06-12T10:10:07","slug":"packed-offices-are-fueling-miamis-million-dollar-home-deals","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/305018\/","title":{"rendered":"Packed Offices Are Fueling Miami&#8217;s Million-Dollar Home Deals"},"content":{"rendered":"<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">South <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Florida\" rel=\"nofollow noopener\">Florida<\/a> is a boomtown, and this time it isn&#8217;t gold, cheap land, or even a pandemic luring homebuyers\u2014it&#8217;s the plethora of corporations moving in.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The national office vacancy rate hovers around 17.6%, which means there&#8217;s abundant office space sitting empty.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But the <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/West-Palm-Beach_FL\" rel=\"nofollow noopener\">West Palm Beach-Boca Raton<\/a> market is at a low 11.3%, with <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/Miami_FL\" rel=\"nofollow noopener\">Miami<\/a> coming in a close second at 12.8%, according to <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" id=\"https:\/\/www.miamirealtors.com\/2026\/03\/27\/south-florida-office-market-leads-the-nation\/\" type=\"link\" href=\"https:\/\/www.miamirealtors.com\/2026\/03\/27\/south-florida-office-market-leads-the-nation\/\">Miami Realtors<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">The biggest office deal in West Palm Beach-Boca Raton is cloud-computing company ServiceNow&#8217;s leasing of a massive 200,000 square feet\u00a0of space at 10 CityPlace. And at One Flagler, Wells Fargo took over 50,000\u00a0square feet.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">In Miami, not all neighborhoods are created equal. The Brickell\u00a0neighborhood\u2014home to such corporations as Citadel, Microsoft, and Banco Santander (all at 830 Brickell)\u2014boasts a mere 3.7% vacancy rate.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Thanks to mild weather, a strong pro-business environment, and <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" id=\"https:\/\/www.mindspace.me\/blog\/why-companies-are-moving-to-miami\/\" type=\"link\" href=\"https:\/\/www.mindspace.me\/blog\/why-companies-are-moving-to-miami\/\">major tax incentives<\/a> such as a corporate tax rate of only 5.5% (by comparison, <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/realestateandhomes-search\/New-Jersey\" rel=\"nofollow noopener\">New Jersey<\/a>&#8216;s is 11.5%), and the elimination of sales tax on commercial rent, South <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/celebrity-real-estate\/hulk-hogan-florida-home-price-cut-cause-death\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/celebrity-real-estate\/hulk-hogan-florida-home-price-cut-cause-death\/\" rel=\"nofollow noopener\">Florida<\/a> has lured dozens of high-profile companies to its shores.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Big office deals have included Amazon&#8217;s 50,000-square-foot lease and Peter Thiel&#8217;s AI company Palantir&#8217;s headquarters, both in the Wynwood neighborhood, formerly known for being mostly a neighborhood of artists and galleries. Other companies that have clustered into the market include Apple, Uber, and Verizon.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">And all these employees need a place to live.<\/p>\n<p>Which neighborhoods are the hottest with corporate employees<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Miami&#8217;s office market and housing market are moving hand in hand right now,&#8221; <a rel=\"noopener noreferrer nofollow\" target=\"_blank\" id=\"https:\/\/www.compass.com\/agents\/miltiadis-kastanis\/\" type=\"link\" href=\"https:\/\/www.compass.com\/agents\/miltiadis-kastanis\/\">Miltiadis Kastanis<\/a> of Compass tells <a target=\"_blank\" href=\"http:\/\/realtor.com\" rel=\"nofollow noopener\">Realtor.com\u00ae<\/a>, reporting the hottest neighborhoods as Brickell, <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/trends\/coconut-grove-florida-walkable-city-luxury-homes\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/trends\/coconut-grove-florida-walkable-city-luxury-homes\/\" rel=\"nofollow noopener\">Coconut Grove<\/a>, Miami Beach, Downtown, Key Biscayne, Coral Gables, and Wynwood.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Younger professionals tend to rent high-end apartments and condominiums close to work, while senior executives are often buying homes in areas that offer more privacy, larger lots, waterfront access, and top schools,&#8221; she says.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a rel=\"noopener noreferrer nofollow\" target=\"_blank\" id=\"https:\/\/www.elliman.com\/agent\/christopher-wands\/1025536\" type=\"link\" href=\"https:\/\/www.elliman.com\/agent\/christopher-wands\/1025536\">Chris Wands<\/a>, founder of The Wands Team at Douglas Elliman, has been helping relocate major players from Boeing, Bank of America, and Amazon.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;They rent first while they get settled,&#8221; he tells Realtor.com. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">But soon, the lure of Miami real estate wins them over and they invest in their own slice of Sunshine State paradise. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;A $5 million budget in Miami can still go very far compared with other big cities out of state, so buyers coming from those markets are recalibrating pretty quickly once they arrive,&#8221; says Wands.<\/p>\n<p>New commercial and residential buildings are popping up in Miami&#8217;s Wynwood district as large corporations move to the &#8220;Wall Street of the South&#8221;.Getty Images<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Whether they go for a trendy high-rise or a gated, single-family home near the beach usually depends on their age and family situation, he adds.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">&#8220;Younger employees usually want the sleek and amenity-driven condos near work, restaurants, and nightlife, so Brickell, Downtown, Edgewater tend to make sense,&#8221; says Wands. &#8220;They want convenience, parking, fitness, security, and the ability to plug into the city quickly.&#8221;<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">A new boutique residential development in the artsy area of Wynwood\u2014across the street from Amazon&#8217;s offices\u2014is meeting the demand of these younger corporate employees. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\"><a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/trends\/the-rider-wynwood-condos-miami-markups\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/trends\/the-rider-wynwood-condos-miami-markups\/\" rel=\"nofollow noopener\">The Rider<\/a>, an 80-unit building with cutting-edge amenities and a young, rock &#8216;n&#8217; roll edge\u2014the facade will sport giant photographs of music icons such as Bruce Springsteen, Mick Jagger,Bob Dylan, and Madonna\u2014is already half sold out.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">For families, Wands says they tend to prefer areas with proven schools, homes with more space and yard, and neighborhoods with a &#8220;residential feel.&#8221; So, he steers them to Coconut Grove, Coral Gables, Pinecrest, or Miami Beach.<\/p>\n<p>Branded boutique apartment buildings, like The Rider, are catering to professionals who work nearby.Lynn Goldsmith\/Metazoan.Io<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Coconut Grove is more than family friendly\u2014it has also attracted its fair share of billionaires, including <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/unique-homes\/most-expensive-homes-for-sale-us-march-2-2026\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/unique-homes\/most-expensive-homes-for-sale-us-march-2-2026\/\" rel=\"nofollow noopener\">Ken Griffin<\/a> and Google co-founder <a target=\"_blank\" id=\"https:\/\/www.realtor.com\/news\/celebrity-real-estate\/google-billionaire-larry-page-miami-mansions-california-tax\/\" type=\"link\" href=\"https:\/\/www.realtor.com\/news\/celebrity-real-estate\/google-billionaire-larry-page-miami-mansions-california-tax\/\" rel=\"nofollow noopener\">Larry Page<\/a>.<\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Wands says the bulk of buyers are looking at the $3 million to $7 million range, but founders and senior executives are able to stretch their budgets further. <\/p>\n<p class=\"base__StyledType-rui__sc-18muj27-0 IEPPf sc-7dicpk-0 ccZqsH core-paragraph\">Luckily for buyers, even the Miami-West Palm Beach metro residential market is softening, changed by -2.2% for a median list price of $499,000, according to the Realtor.com\u00ae <a target=\"_blank\" href=\"https:\/\/www.realtor.com\/research\/may-2026-data\/\" rel=\"nofollow noopener\">May 2026 Monthly Housing Report<\/a>.
