In this neck of the state, quite a bit.<\/p>\n<p>Less than two months after the 13,000-square-foot \u201cScarface\u201d mansion in Key Biscayne, Florida, hit the market for a <a href=\"https:\/\/nypost.com\/2026\/04\/23\/real-estate\/scarface-mansion-in-florida-asks-a-record-237m\/\" rel=\"nofollow noopener\" target=\"_blank\">breathtaking $237 million<\/a>, a neighboring compound is being whisper-listed for a cool $125 million, The Post has learned.<\/p>\n<p>We hear insurance tycoon Nicolas Estrella Sr., whose fortune was built on an eponymous auto insurance company, is offloading his waterfront lair with Douglas Elliman\u2019s Lourdes Alatriste and Kirsten Smith, who declined to reveal the seller\u2019s identity.\u00a0<\/p>\n<p>The asking prices are stratospheric, but there may be some billionaires who bite.<\/p>\n<p>With real estate tight in Miami\u2019s ultra-exclusive <a href=\"https:\/\/nypost.com\/2026\/02\/18\/real-estate\/tom-bradys-150m-mansion-in-miami-is-complete\/\" rel=\"nofollow noopener\" target=\"_blank\">Indian Creek Island<\/a> \u2014 the \u201cbillionaire bunker\u201d where Facebook founder Mark Zuckerberg recently <a href=\"https:\/\/nypost.com\/2026\/03\/02\/real-estate\/mark-zuckerberg-in-contract-to-buy-a-200m-miami-mansion\/\" rel=\"nofollow noopener\" target=\"_blank\">dropped a record $170 million<\/a> for an under-construction mansion \u2014 the uber-rich have been flocking to Key Biscayne in search of home.<\/p>\n<p>The Post has learned that insurance tycoon Nicolas Estrella Sr. is offloading his 15-bedroom Key Biscayne pad. Legendary Productions<\/p>\n<p>And whoever moves in would have some intimate company.<\/p>\n<p>Key Biscayne is a 1.25-square-mile island \u2014 clocking in at approximately 5 miles long and 1.5 to 2 miles wide \u2014 in Miami-Dade County that is home to some 14,000-plus residents. Its composition is two-third parks and one third residential.\u00a0<\/p>\n<p>Estrada\u2019s Key Biscayne home includes 15 bathrooms and two half-bathrooms. Legendary Productions<\/p>\n<p>\u201cSince Key Biscayne hasn\u2019t really been in the spotlight, I think there\u2019s a lot more runway to work with as well as far more upside and more opportunity,\u201d than other exclusive Florida communities like Palm Beach and Manalapan, Smith said. \u201cManalapan is the only other market where you\u2019re seeing dual frontage waterfront opportunities and mass assemblages coming into play.\u201d<\/p>\n<p>Celebrities have picked up homes in Key Biscayne, including Brad Pitt, Cher and Andy Garcia, the latter of whom still resides there. Key Biscayne draws powerful buyers in part because of its proximity \u2014 a 15-minute drive \u2014 to Brickell, where billionaires like <a href=\"https:\/\/nypost.com\/2026\/06\/11\/business\/ken-griffin-doubles-down-on-miami-development-plans-after-zohran-mamdani-feud\/\" rel=\"nofollow noopener\" target=\"_blank\">Citadel founder Ken Griffin<\/a>, are opening offices. The island has just one road in and out (Rickenbacker Causeway), its own mayor, police and fire departments, schools, restaurants, private clubs and beach \u2014 and touts walkability. It is about 20 minutes to Miami International Airport.\u00a0<\/p>\n<p>\u201cIt\u2019s a different world,\u201d Alastriste said. \u201cIt\u2019s like living in the Hamptons, but smaller. You have everything that you want there. Best Image \/ BACKGRID<\/p>\n<p>The median sales price in Key Biscayne has <a href=\"https:\/\/www.realtor.com\/local\/market\/florida\/miami-dade-county\/key-biscayne\" target=\"_blank\" rel=\"noopener nofollow\">surged 140.51%<\/a> over the last three years to $2.85 million, per Realtor.com.\u00a0<\/p>\n<p>The $237 million and $125 million properties are seeking the same type of buyer: \u201cultra-high-net-worth individuals that are looking for more land and waterfront assemblage opportunities where they can expand their footprint,\u201d Smith said.\u00a0<\/p>\n<p>Estrella\u2019s 14,000-plus-square-foot mansion has 15 bedrooms, 15 bathrooms and two half-bathrooms, per Elliman. He is selling the property \u2014 which has been his primary home \u2014 because \u201che\u2019s already older\u201d and at this time, it served its purpose, said Alastriste, who has a place in Key Biscayne herself.<\/p>\n<p>Investor John Devaney listed his mansion for a massive asking price \u2014 one that could break a record. John Devaney<\/p>\n<p>Devaney\u2019s residence was used as the fictional home of the drug lord Frank Lopez in \u201cScarface.\u201d Universal Pictures<\/p>\n<p>The mansion\u2019s glass elevator will be familiar to fans of a certain 1983 movie. Jill Eber\/Judy Zeder\/1 OAK Studios<\/p>\n<p>Investor John Devaney is looking to part ways with the \u201cScarface\u201d mansion, his 2.38-acre Key Biscayne property \u2014 replete with the glass elevator seen in the 1983 movie and a 20,000-square-foot helipad \u2014 that served as part of President Richard Nixon\u2019s winter White House estate. If it sold for anywhere near that sum, it would beat out Zuckerberg\u2019s $170 million Indian Creek investment, which set a home-sale record for Miami-Dade County, and became one of the priciest dwellings ever sold in America.<\/p>\n<p>\u201cI\u2019ve been there for about 23 years,\u201d said Devaney, a native of Key Biscayne. \u201cI\u2019ve raised my kids there. They\u2019re all getting out of college and working. The market\u2019s been strong. My wife and I are considering spending time in our other properties. We can give somebody else a go with this property.\u201d<\/p>\n<p>Devaney said he bought the house for the helipad. He is also an avid boater. It helps that the property has 862 feet of direct Biscayne Bay frontage.<\/p>\n<p>The helipad itself at the \u201cScarface\u201d house is a roughly 20,000-square-foot concrete platform. Getty Images<\/p>\n<p>\u201cWe have dual water frontage \u2014 open bay on one side of the property and then a protected harbor on the other, which makes it really unique,\u201d Smith said.<\/p>\n<p>Devaney\u2019s place is the most expensive home currently listed in South Florida and if it sold at $237 million, the sale would be five times the price of the most expensive sale ever in the history of Key Biscayne: Mashta House, the estate of one of Key Biscayne\u2019s founding families, the Matheson\u2019s, which sold in 2015 for $47 million.<\/p>\n<p>\u201cYou walk in there and it\u2019s not like anything that you see today,\u201d said Jill Eber of Coldwell Banker Realty, who is listing Devaney\u2019s property with colleague Judy Zeder. \u201cTo me, it\u2019s timeless. And even inside, with the stainless steel, the terrazzo, the marble and and the 24-foot ceilings looking out you, you\u2019re not going to find another property like this that gives you, over those 2 acres, unobstructed water views \u2014 wide-bay water views \u2014 to the city as far as you can see all over to downtown Miami, Coconut Grove, Coral Gables.\u201d<\/p>\n<p>The house fills with light from massive exposures. Jill Eber\/Judy Zeder\/1 OAK Studios<\/p>\n<p>More super-pricey homes are coming.\u00a0<\/p>\n<p>\u201cKey Biscayne has the infrastructure and the opportunity,\u201d Smith said. \u201cI just think price points are not where they could be.\u201d<\/p>\n<p>The former Silver Sands Beach Resort is slated to become an exclusive ultra-luxury boutique condominium project.\u00a0<\/p>\n<p>\u201cThat\u2019s going to bring Key Biscayne to another level,\u201d Alastriste said.<\/p>\n<p>Key Biscayne has notched some record deals in recent years.<\/p>\n<p>A waterfront estate at 330 Harbor Drive sold for $31.75 million in 2025, the <a href=\"https:\/\/profilemiamire.com\/miamirealestate\/2025\/7\/1\/check-out-this-key-biscayne-home-which-just-sold-for-a-record-3175-million-on-harbor-drive\" rel=\"nofollow noopener\" target=\"_blank\">highest-priced transaction ever recorded<\/a> on the street, with 120 feet of direct Biscayne Bay frontage. Also last year, the former Silver Sands Beach Resort sold for $205 million, reportedly setting an island record for the highest-priced land sale. The buyer of the resort was a joint venture between Miami-based developers Terra and Fortune International Group, led by Edgardo DeFortuna, who owns a home in Key Biscayne.<\/p>\n","protected":false},"excerpt":{"rendered":"How much does it cost to live large in the Free State of Florida?
