The 0.16-acre site has an estimated market value of $3.45 million, according to a report via <a href=\"https:\/\/www.bizjournals.com\/southflorida\/news\/2026\/06\/22\/county-land-donation-cipres-boxer-wynwoood.html\" rel=\"nofollow noopener\" target=\"_blank\">the South Florida Business Journal<\/a>.<\/p>\n<p>The venture, known as The Boxer, will measure eight stories above grade and feature just 14 three-bedroom residences. Two of the homes will be designated for households earning 80 percent of the area median income (AMI); four units will be for households earning 100 percent of the AMI, and the remaining eight will be reserved for households earning up to 120 percent of the AMI. <a href=\"https:\/\/www.miamidade.gov\/resources\/housing\/documents\/affordable-housing-resources\/income-%20mortgage-limits.pdf\" rel=\"nofollow noopener\" target=\"_blank\">Miami-Dade County\u2019s<\/a> AMI was $87,000 as of May 2025.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-40680\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/06\/Screenshot-2026-06-22-at-5.11.54-PM.png\" alt=\"\" width=\"1200\" height=\"496\"  \/><\/p>\n<p class=\"wp-caption-text\">A streetside view of The Boxer\u2019s future build site. Image from Google Earth<\/p>\n<p>In addition to the housing, The Boxer will host 4,100 square feet of retail. Cipres RE LLC, an affiliate of Miami-based Cipr\u00e9s, is the developer. As part of the land deal, the firm will donate $800,000 in scholarships for <a href=\"https:\/\/experience.arcgis.com\/experience\/0c21854e58df43faac57ebaae616ad28\/page\/Commission-District-Viewer-3?views=How-to-View-5.1-2\" rel=\"nofollow noopener\" target=\"_blank\">County Commission District 3<\/a>, which spans Wynwood, Miami Shores, and some of Brownsville.<\/p>\n<p>Construction on The Boxer isn\u2019t anticipated to start for at least another 24 months, as the developer must secure various permits, entitlements, and approvals before proceeding.
