report steady post-season home buying activity | News"},"content":{"rendered":"<p>Inventory levels of single-family homes,\u00a0condos\u00a0and townhomes fell in May, which is common for this time of year, said Anthony\u00a0Antuono\u00a0who serves as this year\u2019s president of the Realtors of Punta\u00a0Gorda-Port Charlotte-North Port-DeSoto Inc.\u00a0<\/p>\n<p>Activity usually picks up\u00a0again\u00a0late in the fourth quarter;\u00a0however, as an independent broker at\u00a0RE\/Max\u00a0Harbor Realty,\u00a0Antuono\u00a0said\u00a0he\u2019s\u00a0been\u00a0observing\u00a0steady\u00a0transactions\u00a0over the spring and early summer.\u00a0<\/p>\n<p>\u201cWe\u2019re in a very neutral market and are back at the 2018-2019 pre-pandemic market,\u201d\u00a0he said.\u00a0<\/p>\n<p>The latest statistics available from the Realtors association are from May, when there were 562 closings for single-family homes versus 531 in April\u00a0\u2013 a\u00a04.9% increase from May 2025.\u00a0The median sale price of $351,000 in May\u00a0was up\u00a08% from the previous year, and sellers were getting 93.8% of their original list price.\u00a0<\/p>\n<p>Meanwhile, the inventory level for single-family homes was down\u00a033.7% from May 2025, leaving a 5.9-month supply,\u00a0putting the market in neutral territory.\u00a0Antuono\u00a0said the market\u00a0favors\u00a0sellers\u00a0once inventory falls to a\u00a0three-month supply, as was the case during the COVID-19 pandemic of 2020.\u00a0But even though Charlotte County\u2019s real estate is in neutral territory, there have been instances of multiple offers and escalation clauses in buyers\u2019 offers, he said.\u00a0<\/p>\n<p> Antuono<\/p>\n<p>Factors that will move the market in either direction include hurricanes, interest\u00a0rates\u00a0and new home construction,\u00a0Antuono\u00a0said.\u00a0Should interest rates fall, more buyers will enter the market,\u00a0while hurricanes might\u00a0drive buyers away.\u00a0<\/p>\n<p>If builders slow down their construction in new developments, buyers\u00a0will\u00a0turn to the resale market and draw down inventory further.\u00a0<\/p>\n<p>There were fewer closings in May for\u00a0condos\u00a0and townhomes \u2013 127 versus 154 in April, but\u00a0there was a\u00a019.8% increase in sales from May 2025.\u00a0The median sale price of $255,000 in May was up 9.4%\u00a0from the previous year, and sellers were getting 90.1% of their original list price.\u00a0<\/p>\n<p>The inventory levels for\u00a0condos\u00a0and townhomes\u00a0were\u00a0down 44.1%\u00a0from May 2025, leaving a 7.6-month supply that slipped from 8.2 months of inventory in April.\u00a0Sales of\u00a0condos\u00a0and townhomes have faced other pressures which has made it harder for the market to rebound\u00a0the way it has for single-family homes.\u00a0<\/p>\n<p>                        <img Platt<\/p>\n<p>Hurricane damages from storms over the last several years\u00a0and higher insurance rates\u00a0caused\u00a0homeowner\u00a0associations to raise fees, causing some to sell their units.\u00a0<\/p>\n<p>Although the Canadian dollar\u00a0remains\u00a0weak \u2013 76 cents on the\u00a0U.S.\u00a0dollar,\u00a0Canadians continue to buy in Florida, and many own a\u00a0second home in Charlotte County, said Realtor Shauna Platt of\u00a0RE\/Max\u00a0Palm Realty.\u00a0Their numbers dwindled during the pandemic when many chose to remain up\u00a0North, but despite\u00a0additional\u00a0paperwork required by them to enter the U.S.\u00a0in a changing political climate, they continue to arrive, Platt\u00a0said.\u00a0<\/p>\n<p>\u201cThere are still plenty of Canadian buyers and a lot of renters; 38% of my customer base is comprised of Canadians,\u201d\u00a0she said.\u00a0<\/p>\n<p>For decades,\u00a0Charlotte County has had\u00a0a large number of\u00a0Canadian property owners who\u00a0spend their winters here.\u00a0Many live in the Maple Leaf Golf &amp; Country Club community on Kings Highway in Port Charlotte, Platt
