The Dezer father-son team is moving forward with Dezerland Park West after the proposed 586-unit project in North Miami was unanimously approved by the city\u2019s planning board.\u00a0<\/p>\n

Sunny Isles Beach-based Dezer Development<\/a>, led by Michael Dezer and son Gil Dezer<\/a>, is planning a two-building residential development for the 4.44-acre site at 1890 Northeast 146th Street, the South Florida Business Journal reported<\/a>. The site is currently used as a truck parking lot.\u00a0<\/p>\n

A 14-story building with 269 apartments and 4,500 square feet of retail space, plus an eight-story parking garage, will sit on the northern parcel of the site. An eight-story building with 317 apartments and 14 townhouse units will occupy the southern parcel, the outlet said. The parcels are separated by a cell tower site owned by a third party.\u00a0<\/p>\n

The apartments will range from 500 to 1,500 square feet and have 20,000 square feet of shared amenities, including a pool courtyard. The townhouses will be 1,330 square feet each.\u00a0<\/p>\n

The site is zoned industrial, but it\u2019s in a transit-oriented district overlay that allows residential development. Dezer requested a conditional use permit as part of the project proposal.\u00a0<\/p>\n

Dezerland Park West would generate 40 to 50 permanent jobs and $40.5 million in local spending upon completion, according to an economic analysis conducted by the developer. Dezer would pay the city $24.5 million in impact and permit fees, the journal reported.\u00a0<\/p>\n

Dezer plans to add roadway lanes on 146th Street and 19th Avenue to improve traffic near the project, its lawyer told the city\u2019s Planning Board.\u00a0<\/p>\n

Mark Napolitano, the owner of the cell tower site, said the impact of the buildings\u2019 heights on cell tower operations would need to be studied.<\/p>\n

The project requires city council approval.\u00a0<\/p>\n

The Dezers are known for their luxury developments, especially their automobile-branded residential towers. Gil Dezer\u2019s 60-story ultra-luxury Porsche Design Tower<\/a> drew attention for its patented \u201cDezervator,\u201d an elevator system that allows residents to park their cars in \u201csky garages\u201d next to their units.\u00a0<\/p>\n

Dezer started construction two years ago on Bentley Residences in Sunny Isles Beach, the only Bentley-branded residential tower in the world, according to its website.\u00a0<\/p>\n
