S&P Cotality Case-Shiller U.S. National Home Price NSA Index<\/a>\u00a0rose 0.8% year over year in April, compared to a 0.7% gain in\u00a0March.\u00a0Month over month, the index\u00a0also\u00a0rose 0.8%.\u00a0\u00a0<\/p>\nIn Miami, home prices\u00a0gained\u00a01.10% year over year\u00a0and\u00a00.52% month over month in April.\u00a0\u00a0\u00a0\u00a0<\/p>\n
S&P Dow Jones noted that inflation outpaced national home-price appreciation for the\u00a011th\u00a0month in a row, with\u00a03.8% inflation\u00a0outpacing the 0.8% price increase by three\u00a0percentage\u00a0points.\u00a0<\/p>\n
\u201cThe affordability pinch remains a key headwind,\u201d\u00a0said Nicholas Godec, head of fixed income tradables and commodities at S&P Dow Jones Indices. \u201cAfter dipping below 6% earlier\u00a0this\u00a0year, 30-year mortgage rates climbed back to 6.3% in April, keeping financing costs elevated. In this higher-rate environment, home price growth\u00a0remains\u00a0constrained, with housing\u00a0largely treading\u00a0water in nominal terms and falling in real terms.\u201d\u00a0<\/p>\n
\u201cGeographic dispersion remains pronounced,\u201d Godec\u00a0said, noting that\u00a0Chicago posted the largest annual gain,\u00a0at 6.5%, which is almost 9% higher than Seattle\u2019s 2.3%\u00a0drop, the steepest of the metros surveyed.\u00a0\u00a0<\/p>\n
On a monthly basis, Chicago prices rose 1.55%, and Seattle prices gained 1.25%.\u00a0<\/p>\n
