{"id":334671,"date":"2026-07-09T18:15:08","date_gmt":"2026-07-09T18:15:08","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/334671\/"},"modified":"2026-07-09T18:15:08","modified_gmt":"2026-07-09T18:15:08","slug":"dependable-equities-lands-54m-resi-loan-in-fort-lauderdale-commercial-observer","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/334671\/","title":{"rendered":"Dependable Equities Lands $54M Resi Loan in Fort Lauderdale \u2013 Commercial Observer"},"content":{"rendered":"<p><a href=\"https:\/\/commercialobserver.com\/company\/dependable-equities\/\" title=\"Dependable Equities\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Dependable Equities<\/a> has nabbed a $54 million preconstruction loan for a two-tower residential project in Fort Lauderdale, Fla., the New York-based developer announced.\u00a0<\/p>\n<p><a href=\"https:\/\/commercialobserver.com\/company\/cdk-capital\/\" title=\"CDK Capital\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">CDK Capital<\/a> provided the bridge financing, which covers a site at 101 Southeast Seventh Street and 633 Southeast Third Avenue, just south of the Broward County Clerk of Courts building, halfway between the New and Tarpon rivers.\u00a0<\/p>\n<p>SEE ALSO: <a href=\"https:\/\/commercialobserver.com\/2026\/07\/pacific-life-125m-refi-chicago-luxury-tower\/\" rel=\"nofollow noopener\" target=\"_blank\">Pacific Life Insurance Provides $125M Refi for Chicago Luxury Tower<\/a><\/p>\n<p>The 2 million-square-foot development is expected to include 1,460 units, a mix of both condos and rentals, as well as 14,000 square feet of ground-floor retail space. Each tower is expected to rise about 45 stories.\u00a0<\/p>\n<p>Construction is scheduled to begin in early 2028. Dependable Equities bought the parcel for $40 million in 2022.\u00a0<\/p>\n<p>Dependable Equities, an affiliate of <a href=\"https:\/\/commercialobserver.com\/company\/sky-equity-group\/\" title=\"Sky Equity Group\" class=\"company-link\" rel=\"nofollow noopener\" target=\"_blank\">Sky Equity Group<\/a>, founded by Isaac Schlesinger and Simon Dushinsky, has another Fort Lauderdale project in the pipeline. Called Ombelle, the development will house 754 condos across two 44-story towers. Sales have been underway since 2024.
