The pace of Miami home sales\u00a0surged 25.6% year over year and 6.3%\u00a0month over month\u00a0in\u00a0June\u00a0to\u00a07,055\u00a0transactions, according to the latest REMAX National Housing Report.\u00a0That annual gain was the second biggest increase\u00a0of the month\u00a0after\u00a0Detroit, where\u00a0home sales\u00a0jumped\u00a026.1%.\u00a0\u00a0<\/p>\n

Nationally, home sales in the 51 metro areas surveyed by REMAX\u00a0showed\u00a0measured\u00a0growth of\u00a08.9%\u00a0month over month\u00a0and 7.8% year over year,\u00a0REMAX\u00a0said<\/a>.\u00a0<\/p>\n

\u201cJune\u2019s housing data points to a market with stronger momentum but not a broad supply reset,\u201d REMAX President and Chief Growth Officer\u00a0Chris Lim said. \u201cSales picked up, inventory continued to expand and prices remained steady year over year. For consumers, that means local conditions still matter.\u201d\u00a0<\/p>\n

The number of homes for sale in\u00a0June\u00a0rose\u00a05%\u00a0month over month\u00a0and\u00a02.5%\u00a0year over year.\u00a0Months\u2019 supply of inventory\u00a0was\u00a02.7\u00a0months, up from 2.5\u00a0months in\u00a0May\u00a0and the same as\u00a0June\u00a02025.\u00a0New listings slid\u00a01.9% month over month and\u00a0rose 2.4% year over year.\u00a0<\/p>\n

The national median sales price rose\u00a02.4%\u00a0month over month\u00a0and\u00a02.2%\u00a0year over year\u00a0to $460,000.\u00a0The average close-to-list-price ratio was 99%, the same as in\u00a0May\u00a0and\u00a0the year before.\u00a0\u00a0<\/p>\n
