Chase Properties unveils redevelopment plans for DCPS riverfront property after board approves $17M offer"},"content":{"rendered":"<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">DUVAL COUNTY, Fla. \u2013 A long-awaited vision for Jacksonville\u2019s riverfront is finally taking shape, as Chase Properties prepares to turn the Duval County School Board\u2019s former headquarters into a luxury, mixed-use destination.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">On Tuesday night,<a href=\"https:\/\/www.news4jax.com\/news\/local\/2025\/11\/05\/dcps-approves-17m-offer-from-chase-properties-to-sell-riverfront-headquarters\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.news4jax.com\/news\/local\/2025\/11\/05\/dcps-approves-17m-offer-from-chase-properties-to-sell-riverfront-headquarters\/\"> the Duval County School Board approved a new $17.2 million offer <\/a>from Chase Properties for its riverfront headquarters, following last month\u2019s failed negotiations with Fleet Landing.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Michael Balanky, principal of Chase Properties, told <a href=\"https:\/\/www.facebook.com\/WJXT4BrianaBrownlee\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.facebook.com\/WJXT4BrianaBrownlee\/\">News4JAx\u2019s reporter Briana Brownlee <\/a>and photojournalist Jesse Hanson the project will include \u201chigh luxury condominiums with some luxury apartments as well, as well as some hospitality and restaurants.\u201d<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">RELATED | <a href=\"https:\/\/www.news4jax.com\/news\/local\/2025\/10\/15\/dcps-turned-down-a--retirement-community-deal-what-did-other-bidders-offer\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.news4jax.com\/news\/local\/2025\/10\/15\/dcps-turned-down-a--retirement-community-deal-what-did-other-bidders-offer\/\">DCPS turned down a $20M retirement community deal. What did other bidders offer?<\/a><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The company has been pursuing the site since 2006 and calls it an iconic piece of property for the city\u2019s skyline. <\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Residents have long hoped for restaurants and entertainment along the riverfront, and Balanky\u2019s plan appears to align with that vision.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">Barry Newman, a local resident, said Jacksonville could take inspiration from cities like St. Petersburg, where waterfronts have been transformed into bustling community spaces.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">\u201cYou go to cities like St. Petersburg, and you see what they did with their riverfront, and ours is just\u2026 They should take the jail with them and probably the sheriff\u2019s office, and move everything down to Southpoint and Baymeadows, so we can utilize our waterfront with museums and nightclubs,\u201d Newman said.<\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">MORE | <a href=\"https:\/\/www.news4jax.com\/news\/local\/2025\/10\/07\/some-residents-push-back-on-plan-for-retirement-community-to-replace-dcps-headquarters-along-jacksonville-riverfront\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.news4jax.com\/news\/local\/2025\/10\/07\/some-residents-push-back-on-plan-for-retirement-community-to-replace-dcps-headquarters-along-jacksonville-riverfront\/\"> \u2018So much more you can do\u2019: Concerns raised that retirement community could replace DCPS headquarters along riverfront<\/a><\/p>\n<p class=\"dist__Box-sc-1fnzlkn-0 dist__TextBase-sc-1fnzlkn-3 bYFsJw cuqaEv article-text\">The sale was approved in a narrow 4\u20133 vote by the Duval County School Board.
