{"id":346483,"date":"2026-07-20T21:26:30","date_gmt":"2026-07-20T21:26:30","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/346483\/"},"modified":"2026-07-20T21:26:30","modified_gmt":"2026-07-20T21:26:30","slug":"miamis-surging-cost-of-living-has-surpassed-nycs-for-the-first-time-ever-according-govt-data","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/346483\/","title":{"rendered":"Miami&#8217;s surging cost of living has surpassed NYC&#8217;s for the first time ever, according govt data"},"content":{"rendered":"<p>South Florida has seen a rapid rise in the cost of living, with transplants saying<a href=\"https:\/\/nypost.com\/2025\/05\/01\/us-news\/14b-in-income-left-nyc-as-residents-fled-to-florida\/\" rel=\"nofollow noopener\" target=\"_blank\"> the gap between Miami and New York City<\/a> has narrowed dramatically as housing, restaurants and everyday expenses continue climbing.<\/p>\n<p>The Miami metropolitan area\u2019s cost of living is now second only to the San Francisco Bay area, having surpassed the now third-place New York metro area for the first time ever, according to the US Bureau of Economic Analysis\u2019 latest Regional Price Parities report, which compared 2024 data. <\/p>\n<p>Miami\u2019s cost of living has overtaken the New York metropolitan area for the first time on a federal measure, fueled by surging housing costs and higher prices across South Florida. Bloomberg via Getty Images<\/p>\n<p>The RPP report gave the Miami-Fort Lauderdale-West Palm Beach metro area a score of 114.155, compared with 112.563 for the New York-Newark-Jersey City metro area, meaning prices in both regions were well above the national average of 100 \u2014 but Miami edged ahead for the first time.<\/p>\n<p>The shift follows a<a href=\"https:\/\/nypost.com\/2025\/11\/06\/real-estate\/florida-locals-rush-to-buy-homes-over-fears-of-a-nyc-wave\/\" rel=\"nofollow noopener\" target=\"_blank\"> dramatic run-up in prices across south Florida.<\/a> Miami\u2019s private-school tuition, insurance costs and even restaurant spending are al higher than they were a year ago.<\/p>\n<p>Consumer prices in the Miami metro have climbed 36% since 2019, while Miami-area home prices have soared 79% since the pandemic, according to BLS and S&amp;P Case-Shiller data <a href=\"https:\/\/www.bloomberg.com\/news\/features\/2026-07-20\/miami-s-metro-area-is-now-more-expensive-than-new-york?srnd=homepage-americas\" target=\"_blank\" rel=\"noopener nofollow\">cited by a Bloomberg report published Monday.<\/a><\/p>\n<p>The total cost of housing in the Miami, Fort Lauderdale and Palm Beach metropolitan area is now about 5% higher than in New York and its suburbs, which includes New Jersey, according to the Bureau of Economic Analysis. Southern Connecticut, where many hedge funds are located, is also now cheaper than Miami.<\/p>\n<p>\u201cIt\u2019s no longer just about the purchase price\u201d for home shoppers in south Florida, Corcoran agent Michael Buttacavoli told Bloomberg. \u201cIt\u2019s about the total cost to own.\u201d<\/p>\n<p>Once known as a lower-cost alternative to New York, Miami has seen consumer prices climb 36% since 2019 as an influx of new residents fueled demand for housing and services. Jeffrey Greenberg\/Universal Images Group via Getty Images<\/p>\n<p>Six hurricanes in the last decade and regular floods have given Florida the highest home insurance premiums in the nation \u2014 an average of $8,292 last year, online marketplace Insurify estimates. That\u2019s four times what New York State homeowners pay. <\/p>\n<p>The Miami area\u2019s property taxes, meanwhile, have jumped 62% since 2019, more than twice the national average, according to real estate data firm Attom.<\/p>\n<p>The price surges follow a <a href=\"https:\/\/nypost.com\/2021\/06\/17\/exodus-of-the-rich-to-florida-threatens-disaster-for-nyc\/\" rel=\"nofollow noopener\" target=\"_blank\">migration wave that transformed South Florida<\/a> during the pandemic.<\/p>\n<p>New York\u2019s<a href=\"https:\/\/nypost.com\/2021\/05\/12\/the-hottest-luxury-market-of-2020-wasnt-miami-heres-where-the-wealthy-bought-houses\/\" rel=\"nofollow noopener\" target=\"_blank\"> net outflow rose from about 74,000 tax returns<\/a> in 2018\u20132019 to 142,000 in 2020\u20132021, while Florida\u2019s net domestic migration peaked at 310,892 people in 2022 before slowing sharply in the following two years, according to IRS and Census data.<\/p>\n<p>The rising costs are changing the calculus for many New Yorkers who once viewed Miami as a lower-cost alternative \u2014 including Ryan Cerny, a 29-year-old who relocated to South Florida just before the pandemic.<\/p>\n<p>Home prices in the Miami area have jumped 79% since the pandemic, according to S&amp;P Case-Shiller data cited by Bloomberg. Bloomberg via Getty Images<\/p>\n<p>\u201cYou would see what real Florida prices were like before the COVID boom,\u201d Cerny told The Post. \u201cEverything just really stayed up after that, and it\u2019s continued to go up.\u201d<\/p>\n<p>Cerny, who now lives with his girlfriend in Coconut Grove, said they pay about $3,700 a month for a 1,000 square foot townhouse. Friends renting studios and one-bedroom apartments closer to downtown Miami and Brickell routinely face rents approaching $3,000 a month, he said.<\/p>\n<p>\u201cDefinitely going out less,\u201d Cerny said. \u201cNot going to the bars every weekend anymore. Maybe not eating out \u2026 during the week.\u201d He added that grocery bills have also climbed sharply, calling Publix \u201cridiculously expensive now.\u201d<\/p>\n<p>But don\u2019t expect the<a href=\"https:\/\/nypost.com\/2025\/02\/16\/real-estate\/wealthy-new-yorkers-flock-to-palm-beach-causing-house-prices-to-skyrocket\/\" rel=\"nofollow noopener\" target=\"_blank\"> exodus of New Yorkers and Californians to stop<\/a> \u2013 companies and wealthy businesses can likely foot the bill as <a href=\"https:\/\/www.foxbusiness.com\/real-estate\/new-yorkers-fleeing-pro-business-florida-hot-trend-wont-simmer-down\" target=\"_blank\" rel=\"noopener nofollow\">they flee tax-and-spend blue states with lefty policies.<\/a> Cerny said Miami still offers more value than Manhattan.<\/p>\n<p>Even as Miami\u2019s housing costs soar, residents say rents still generally don\u2019t match those in Midtown Manhattan.
