For decades, Florida’s pitch to retirees and relocating professionals was simple: no state income tax, lower housing costs and a sunnier life for less. But that no longer works in Miami, and it’s less and less viable across the state. <\/p>\n

For the first time, the Miami metropolitan area’s cost of living has surpassed greater New York City’s, according to the Bureau of Economic Analysis (BEA)’s latest annual regional price comparison, reported by Bloomberg<\/a>. <\/p>\n

South Florida’s consumer price index has risen 36% since 2019, according to Bureau of Labor Statistics (BLS) data \u2014 more than any other tracked area except Tampa. And housing costs in the Miami-Fort Lauderdale-Palm Beach area are now roughly 5% higher than in New York and its suburbs, per the BEA, Bloomberg reports. <\/p>\n

What’s driving costs up <\/p>\n

Housing leads the surge. Miami home prices have climbed 79% since the pandemic, according to S&P Case-Shiller data cited by Bloomberg. Property taxes in the area have jumped 62% since 2019 \u2014 more than double the national average \u2014 according to real estate data firm Attom, also cited by Bloomberg. <\/p>\n

Then there’s insurance. Florida carries the highest home insurance premiums in the country, averaging nearly $8,300 annually according to Insurify. That’s roughly four times what New York State homeowners pay, thanks to six major hurricanes over the past decade, compounded by flooding in some areas. What’s more, U.S. News reports the flight of private insurers from the state has left Florida homeowners with a limited choice of carriers, particularly in high-risk areas<\/a>. <\/p>\n

And the no-income-tax advantage that once anchored Florida’s financial appeal is being absorbed by these costs. <\/p>\n

“People get blinded by the absence of state income tax,” Nicolas Valdes-Fauli, a financial planner relocating from Manhattan to Miami for his job, told Bloomberg. He figures those savings will get “wiped out” by car ownership costs, private school tuition competing with New York prices and what he calls Miami’s tendency to “normalize lifestyle creep quickly<\/a>.” <\/p>\n

Florida job market is deteriorating <\/p>\n

For those considering Florida as a place to work, the picture has darkened further. Florida’s unemployment rate has climbed to 4.8%, according to BLS data reported by Bloomberg \u2014 up more than 1% and now among the highest in the U.S. Job growth has slowed to 0.1% year-over-year in May, well below the 0.3% national average. Employment in auto repair, retail sectors and real estate has declined sharply<\/a>. <\/p>\n

Joseph Mc Cue, a 45-year-old electrician who left New York City after being offered a job at a hospital construction site in Orlando, found himself unemployed three months later \u2014 unable to land even a lower-paid position. He’d been making close to $250,000 in New York. “Instead of being with my family every night,” he told Bloomberg, “I’m down here in this rat race where everybody is just trying to make ends meet<\/a>.” <\/p>\n

What this means for retirees <\/p>\n

For retirees on fixed incomes, the stakes are different, but the math is equally challenging. Florida’s 2026 Social Security cost-of-living adjustment (COLA) of 2.8%<\/a> \u2014 worth an average of $56 more per month \u2014 does little to offset that 36% cumulative CPI growth<\/a> since 2019. And unlike working-age residents, retirees can’t look for another job to compensate. <\/p>\n

But Florida offers genuine appeal in parts of the state. According to U.S. News & World Report’s 2026 Best Places to Retire rankings, three Florida cities made the top 10 \u2014 Homosassa Springs (third), Spring Hill (seventh) and Palm Coast (ninth) \u2014 with 53 Florida cities represented in the top 250 overall, more than any other state<\/a>. <\/p>\n

For retirees willing to look beyond South Florida, GOBankingRates found annual retirement costs starting as low as $43,905 in Tallahassee \u2014 compared to $72,363 in Miami \u2014 with Jacksonville coming in as a close second for the state’s most affordable larger cities<\/a>. <\/p>\n

Overall, Florida still has real advantages: no income tax<\/a> on Social Security or pension income, warm weather and a well-developed retirement infrastructure. But the blanket assumption that the state is a financial escape hatch from high-cost Northern metros no longer holds \u2014 at least not in South Florida, and not without careful planning about exactly where in the state you land. <\/p>\n
