Alafaya Trail when the redeveloped version of The Place at Alafaya begins welcoming renters for the 2028\u20132029 school year.<\/p>\n<p>The transformation is backed by a $176.6 million construction loan originated by Texas-based <a href=\"https:\/\/affiniuscapital.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Affinius Capital LLC<\/a>, which announced the financing on July 16, 2026. The credit facility is the <a href=\"https:\/\/www.jll.com\/en-us\/newsroom\/loan-for-1395-bed-student-housing-the-place-at-alafaya-\" rel=\"nofollow noopener\" target=\"_blank\">largest private residential construction loan in Orlando history<\/a>, according to JLL Capital Markets, demonstrating strong institutional investor appetite for student housing infrastructure.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\" lazyautosizes lazyload\" alt=\"An aerial rendering reveals the full scope of the 25-acre transformed complex, which will feature 484 units delivered across two consecutive annual phases. (Courtesy Beachwold Residential)<\/p>\n<p>The property, being developed by Connecticut-based <a href=\"https:\/\/www.beachwold.com\/\" rel=\"nofollow noopener\" target=\"_blank\">Beachwold Residential<\/a>, will feature upscale unit finishes, private bedroom-bathroom suites and an extensive array of resort-style physical amenities.<\/p>\n<p>\u201cWe are going to have a lot more open outdoor amenity space,\u201d Beachwold Residential Manager Gideon Friedman said. \u201cWe will have two pools with a really huge pool area surrounding both of them, outdoor fitness equipment and a lot of outdoor lounge space. Having lower density on 25 acres of land affords us the opportunity to bring a lot more light into the community.\u201d<\/p>\n<p>The 52-year-old garden-style apartments were razed to make way for the new four-story, Class A, 1,395-bed student housing property.<\/p>\n<p>The 484-unit complex is shifting away from traditional multifamily floor plans, which historically required student roommates to individually coordinate utility bills for water, electricity, and internet. Instead, the reconstructed neighborhood is executing an all-inclusive rental strategy. Beyond the UCF corridor, Beachwold\u2019s regional portfolio includes <a class=\"ng-star-inserted\" href=\"https:\/\/www.lakesat408.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Lakes at 408<\/a> near the Orlando airport, <a class=\"ng-star-inserted\" href=\"https:\/\/www.lifeatlakehouse.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Lake House<\/a> in Davenport, <a class=\"ng-star-inserted\" href=\"https:\/\/www.verandahsapts.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Verandahs at Hunt Club<\/a> in Apopka, and <a class=\"ng-star-inserted\" href=\"https:\/\/www.carmendysquare.com\/\" target=\"_blank\" rel=\"noopener nofollow\">Carmendy Square Townhomes<\/a> near The Villages.<\/p>\n<p>UCF data indicates the off-campus student housing inventory is completely maxed out, making new student apartment developments critically needed.<\/p>\n<p>With 12,280 on-campus beds and 31,000 dedicated off-campus beds, total student housing caps at 43,280. Even factoring in the 32% of undergraduates who live with family, supply is completely filled, pushing students into market-rate apartments.\n<\/p>\n<p>The all-inclusive billing configuration fits into shifting student renter preferences nationwide. According to a global <a href=\"https:\/\/www.businessresearchinsights.com\/market-reports\/student-housing-market-102989\" rel=\"nofollow noopener\" target=\"_blank\">Student Housing Market Report by Business Research Insights<\/a>, all-inclusive and furnished layouts have experienced massive traction across the sector, with nearly 60% of students explicitly stating a preference for bundled utility pricing. Industry tracking shows that both students and parental co-signers increasingly favor these setups because they eliminate surprise registration fees and create a predictable financial environment that shields tight college budgets from seasonal utility spikes.<\/p>\n<p>Meanwhile, demolition is complete, and site work is underway ahead of a foundation pour.<\/p>\n<p>\u201cThere is a lot of site work involved,\u201d Friedman said. \u201cWe are digging out a large retention pond in the area closer to the wetlands and then raising the rest of the site where the buildings are ultimately going to be. That is the majority of the site work, and we will start the foundations in the fall.\u201d<\/p>\n<p>Phase I arrives for the 2028\u20132029 school year with 284 units, 809 beds, and 767 parking spaces across two buildings.
