S&P Cotality Case-Shiller U.S. National Home Price NSA Index<\/a>\u00a0rose\u00a01.1% year over year in May, compared to\u00a0a\u00a00.8% gain in\u00a0April.\u00a0Month over month, the index\u00a0rose\u00a00.6%.\u00a0\u00a0<\/p>\nS&P Dow Jones noted that inflation\u00a0continued to\u00a0outpace national home-price appreciation, with\u00a0May\u2019s 4.2% inflation\u00a0outpacing the\u00a01.1% price increase by\u00a03.1\u00a0percentage\u00a0points.\u00a0<\/p>\n
\u201cMay\u2019s data suggests that U.S. home prices continue to decline in real terms, with the S&P\u00a0Cotality\u00a0Case-Shiller National Home Price Index up a modest 1.1% year over year,\u201d said Rebecca Kaufman, associate director of commodities at S&P Dow Jones Indices. \u201cAt the same time, inflation peaked at 4.2% in May, its highest level in over three years. Even on a nominal basis, the market\u00a0remains\u00a0noticeably weaker than a year ago.\u00a0In May 2025, the National Home Price Index was up 2.4% year over\u00a0year.\u201d\u00a0<\/p>\n
In Miami, home prices\u00a0gained\u00a01.81% year over year\u00a0and\u00a00.62% month over month in May.\u00a0\u00a0\u00a0\u00a0<\/p>\n
