Single-family home transactions climbed 26% to 1,298, while existing condominium sales increased 15.5% to 1,049. Sales of homes priced at $1 million and above rose 35%, from 243 to 328.<\/p>\n<p>A shrinking supply and strong high-end demand are likely to keep upward pressure on prices and intensify competition for buyers in many neighborhoods, according to MIAMI REALTORS + RWorld.<\/p>\n<p>Total active listings at the end of June dropped 19.5% year over year to 14,153 from 17,583. Single-family inventory fell 24.3% to 4,465, and condominium listings declined 17.1% to 9,688.<\/p>\n<p>Months\u2019 supply of inventory stood at 4.3 months for single-family homes, a seller\u2019s market, and 10.1 months for condos, which indicates a buyer\u2019s market. A balanced market is typically six to nine months\u2019 supply.<\/p>\n<p>Median sale prices showed mixed movement. Broward single-family median sale price rose 2.4% year over year to $645,000, up from $629,950. Existing condo median price fell 1.8% to $265,000 from $269,950, though condo prices have climbed 258% since 2010, from $74,000 to $265,000. Single-family prices have risen 229% since 2010, from $196,000 to $645,000.<\/p>\n<p>The market\u2019s mix of buyers includes a high share of cash purchasers: cash sales made up 37.1% of Broward closed sales in June, compared with roughly 25% nationwide. Cash transactions accounted for 53.4% of condo sales and 23.8% of single-family sales in the county.<\/p>\n<p>Out-of-state migration and wealth movement are also factors. MIAMI REALTORS Research reported a 6% increase in out-of-state driver license exchanges in Broward in 2025, with top feeder states of New York, California and New Jersey. The groups\u2019 research cited national data that homeowners in the Miami-Fort Lauderdale area have gained about $300,000 in equity over the past five years.<\/p>\n<p>\u201cWhile sales broadly rose across price tiers, the million-dollar segment continued to outperform, with June sales up 40% from one year ago, a clear indication of the acceleration in wealth migration to South Florida,\u201d MIAMI REALTORS + RWorld chief economist Gay Cororaton said.<\/p>\n<p>Lending constraints remain a headwind for some buyers. Only 21 of the region\u2019s 2,397 condominium buildings are approved for Federal Housing Administration loans, about 0.9% of buildings in Miami-Dade, Broward and Palm Beach counties, U.S. Department of Housing and Urban Development data show.<\/p>\n<p>Fannie Mae and Freddie Mac plan to eliminate the limited-review option for many condo loans beginning Aug. 3, 2026, a change the release said should increase transparency and financial security in condo lending.<\/p>\n<p>Market activity generated an estimated $302 million in local economic impact in June, calculated by applying a $129,000 per-sale economic multiplier to the 2,347 homes sold.<\/p>\n<p>Broward\u2019s total dollar volume rose 30.2% year over year to about $1.6 billion; single-family dollar volume was about $1.2 billion and condo volume about $382 million.<\/p>\n<p>Condo sales in the $400,000 to $500,000 range increased 26% year over year. Distressed sales remained low at 0.8% of closed transactions. Mortgage rates were higher nationally, with the 30-year fixed-rate at 6.49% in June, according to Freddie Mac.<\/p>\n<p>MIAMI REALTORS + RWorld also highlighted new-construction activity in South Florida. Their reporting excluded many new construction and pre-construction transactions from the MLS totals but noted international buyers purchased 49% of new construction and conversion sales over an 18-month period ending July 2025.
