{"id":357841,"date":"2026-07-30T18:09:09","date_gmt":"2026-07-30T18:09:09","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/357841\/"},"modified":"2026-07-30T18:09:09","modified_gmt":"2026-07-30T18:09:09","slug":"tampa-approves-530m-army-navy-redevelopment","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/357841\/","title":{"rendered":"Tampa approves $530M Army\/Navy redevelopment"},"content":{"rendered":"<p class=\"wp-block-paragraph\">Tampa City Council unanimously approved an agreement allowing PMG Affordable and its partners to advance a $530 million, 1,150-unit mixed-income redevelopment at the former Army\/Navy Surplus Market site in North Downtown.<\/p>\n<p class=\"wp-block-paragraph\">The five-phase project would rise on four acres of city and CRA land between North Tampa Street and East Ashley Drive. <\/p>\n<p class=\"wp-block-paragraph\">Its housing commitments include at least 568 apartments for households earning 80% or less of area median income and at least 230 for households earning between 80% and 140% of AMI, with the restrictions remaining in place for at least 50 years.<\/p>\n<p><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/07\/Untitled-1-2026-03-06T173430.585.jpeg-1000x563.webp\" alt=\"Aerial rendering of the planned Army\/Navy mixed-income redevelopment in North Downtown Tampa.\"\/><img decoding=\"async\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/07\/Untitled-1-2026-03-06T173624.249.jpeg-1000x563.webp\" alt=\"Street-level rendering shows retail and apartments planned for Tampa\u2019s Army\/Navy redevelopment site.\"\/><\/p>\n<p class=\"wp-block-paragraph\">The agreement sets a minimum combined purchase price of $8.625 million for the four parcels and includes $7 million in city funding for 150 public parking spaces. <\/p>\n<p class=\"wp-block-paragraph\">It also calls for roughly 28,000 square feet of ground-floor <a href=\"https:\/\/tbbwmag.com\/retail-news\/\" data-internallinksmanager029f6b8e52c=\"3\" title=\"Retail\" rel=\"nofollow noopener\" target=\"_blank\">retail<\/a>, commercial and community space.<\/p>\n<p class=\"wp-block-paragraph\">The council vote follows the city and CRA\u2019s March selection of the PMG Affordable-led proposal from a solicitation requiring at least 800 homes. <\/p>\n<p class=\"wp-block-paragraph\">PMG Affordable is partnered with the Tampa Housing Authority, Banc of America Community Development Company and Tampa-based DuCon LLC; the group is also pursuing the redevelopment of Robles Park Village.<\/p>\n<p class=\"wp-block-paragraph\">Plans include plazas, green space, outdoor seating, public art, landscaped sidewalks, bike and micromobility areas, new streets and infrastructure upgrades. <\/p>\n<p class=\"wp-block-paragraph\">The site is adjacent to the Ashley Drive connection to Interstate 275, where officials have discussed pedestrian-safety and connectivity improvements linking North Downtown with Tampa Heights, the Riverwalk, the Straz Center, jobs and transit.<\/p>\n<p class=\"wp-block-paragraph\">\u201cToday\u2019s unanimous City Council vote is an important step toward delivering much-needed affordable, attainable and workforce housing for Tampa families,\u201d PMG Affordable Partner Dan Coakley said.
