A Brickell penthouse is under contract for $47 million in what will likely be one of Miami-Dade\u2019s most expensive condo sales of the year.<\/p>\n

A family relocating from New York to Miami is buying the 10,000-square-foot condo in the St. Regis-branded building, according to Related Group, the developer behind the project.<\/p>\n

The St. Regis Residences, Miami, is under construction at 1809 Brickell Ave., on the bayfront in Miami\u2019s financial district. The 152-unit building designed by Robert A.M. Stern Architects is expected to be completed in 2027.<\/p>\n

The sale comes as South Florida continues to develop a reputation as a magnet for the ultra-wealthy.<\/p>\n

It used to be unheard of for condos to sell for more than $30 million in South Florida. Data from the real estate research firm Analytics Miami shows that before 2017, condos were not selling at that price point in Miami-Dade.<\/p>\n

But now it\u2019s a regular occurrence. In the first half of 2026, three condos priced at $30 million or more sold in Miami-Dade, according to the report from Analytics Miami. Last year, a total of four condos sold at that price point in the county.<\/p>\n

This demand for ultra-luxury real estate is driven in part by wealthy newcomers moving to South Florida. And buildings like the St. Regis are looking to cater to that demographic.<\/p>\n

The two-story St. Regis penthouse comes close to the most expensive condo to go under contract this year in Miami-Dade. That record is held by two penthouses at the yet-to-be-built Mandarin Oriental condo building on Brickell Key, which went under contract for $49.9 million each earlier this year.<\/p>\n

Another notable condo purchase this year was Howard Schultz\u2019s $44 million penthouse<\/a> at the Surf Club, a Four Seasons-branded condo building in Surfside. The billionaire former Starbucks CEO announced in March that he was relocating from Seattle to South Florida. Schultz\u2019s purchase made headlines as part of a purported wave of billionaire migration from the West Coast.<\/p>\n

Other West Coast billionaires that bought multimillion-dollar homes in Miami-Dade around the same time included Google co-founders Larry Page and Sergey Brin, as well as Meta CEO Mark Zuckerberg. Zuckerberg broke Miami-Dade\u2019s home price record with the purchase of a $170 million mansion in the so-called \u201cBillionaire Bunker\u201d of Indian Creek Village.<\/p>\n
