Realtor.com<\/a>, the median asking rent in the Miami metropolitan area was $2,277 in June, a 2.6% decrease compared with the same month one year earlier. <\/p>\nThe decline was larger than the national average, where median asking rents fell 1.5% during the same period. <\/p>\n
The decrease also occurred during the summer months, when rental prices have historically remained steady or increased because of seasonal demand.<\/p>\n
The report found that rental prices have now declined nationwide for 35 consecutive months across the country’s 50 largest metropolitan areas. <\/p>\n
Nationally, the median asking rent in June was $1,692, about $25 lower than one year earlier. <\/p>\n
Rental prices also declined across several apartment categories, including studio, one bedroom and two bedroom units.<\/p>\n
Despite the recent improvement, housing costs in South Florida remain significantly higher than the national average. <\/p>\n
The median asking rent in the Miami area continues to exceed the U.S. median by several hundred dollars each month, making affordability a challenge for many residents.<\/p>\n
Researchers also noted that while rents have moderated from their peak, they remain well above pre-pandemic levels. <\/p>\n
Housing expenses, combined with rising insurance premiums and other household costs, continue to place financial pressure on many South Florida renters.<\/p>\n
