The Epicurean Hotel in Tampa has been sold to KHP Capital Partners following a 51-room expansion that increased the Hyde Park property\u2019s capacity by more than a third.<\/p>\n
Mainsail Lodging & Development, which opened the Epicurean in 2013, will continue operating the 188-room hotel under its new owner. The companies did not disclose the sale price or KHP\u2019s plans for the property.<\/p>\n
The operating agreement keeps Mainsail in control of the hotel\u2019s day-to-day business<\/a> after more than a decade of developing and managing the property. KHP acquires a recently expanded hotel affiliated with Marriott\u2019s Autograph Collection along the South Howard Avenue dining corridor near Bern\u2019s Steak House.<\/p>\n Mainsail completed the expansion in 2025, increasing the Epicurean\u2019s room count from 137 to 188. The project added 51 rooms, including eight apartment-style suites in historic buildings, along with indoor and outdoor rooftop event space.<\/p>\n The expansion gave KHP more rooms, larger accommodations and additional event capacity at a hotel within walking distance of Hyde Park Village and Bayshore Boulevard. Downtown Tampa sits a short drive from the property.<\/p>\n KHP, a San Francisco Bay Area private-equity firm, invests in lifestyle hotels<\/a> across the United States. The firm is investing KHP Fund VI, which has $300 million in discretionary equity, although the sale announcement did not say whether the fund financed the Epicurean acquisition.<\/p>\n KHP\u2019s leadership has overseen six funds representing more than $1.4 billion in equity committed to acquiring and developing 47 hotels during the past 22 years.
