ORLANDO, Fla. \u2013 Tim Green, a Parramore native, says he\u2019s pushing a massive redevelopment plan he believes can create new opportunities for the community \u2014 while acknowledging longstanding fears about gentrification.<\/p>\n
Green is the developer and founder of what he calls the Green District Smart City. He points to his own upbringing as motivation.<\/p>\n
\u201cGrowing up in such rough neighborhoods \u2026 God had a different plan for me so here I am doing God\u2019s work,\u201d Green said.<\/p>\n
Green first tried to get the project off the ground in 2023, but said it ran into hurdles over hotel heights and was ultimately shut down. He says he understands why residents are cautious.<\/p>\n
\u201cThere\u2019s sensitivity in Parramore\u2026 luxury buildings, tall buildings equals what\u2026 gentrification,\u201d Green said.<\/p>\n
Now, Green says he\u2019s taking advantage of Florida\u2019s Live Local Act, which can bypass many city and county building restrictions \u2014 as long as affordable housing units are included.<\/p>\n
Under the current concept, the development would include affordable housing along with four large hotels, shopping, restaurants and entertainment.<\/p>\n
Transportation is also a major part of the pitch. Green says the plan calls for shuttles and other options aimed at connecting residents, workers and tourists to major destinations.<\/p>\n
\u201cWe\u2019ll have a ton of shuttles. We think transportation is pretty big\u2026 what if you worked at Universal Studios or Disney? Or what if you\u2019re a tourist and you want to stay downtown\u2026 how do you get there?\u201d Green said. \u201cSo we\u2019re going to solve that problem\u2026\u201d<\/p>\n
Green says his long-term vision would stretch from Jackson to Central \u2014 about 200 acres \u2014 with up to $2 billion invested in Parramore.<\/p>\n
\u201cWe wanna make our community safe, sound and smart,\u201d he said.<\/p>\n
As for timing, Green says his goal is to break ground in summer 2027.<\/p>\n
Green also says he\u2019s aware some Parramore residents fear they could be pushed out, but promises the project will include outreach and resources aimed at helping current residents remain in the neighborhood.<\/p>\n
\u201cWe\u2019ll have community meetings, community engagement to show folks how they can get involved and how they can get on the list to get the needed housing, the needed jobs and the needed support,\u201d Green said.<\/p>\n
Right now, the master plan is undergoing review \u2014 a step before final approval.<\/p>\n
