Now, about a year later, the Boca Raton-based firm has plans for a third phase.<\/p>\n<p>The latest phase, Culmer Gardens on 5th, would measure seven stories above grade and feature 250 studio and one-bedroom apartments. Of the 250 homes, most (200) would be designated as affordable housing, while the remaining would be market-rate units.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-41538\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/08\/Screenshot-2026-08-11-at-11.39.36-PM.png\" alt=\"\" width=\"1200\" height=\"407\"  \/><\/p>\n<p class=\"wp-caption-text\">Culmer Gardens on 5th would replace this 34-unit housing development. Image from Google Earth<\/p>\n<p>Miami-Dade County defines affordable housing as housing intended for households earning at or below 140 percent of the area median income (AMI).<\/p>\n<p>While information about Culmer Gardens on 5th is still evolving, sources share that the venture will host 106 parking spots, 24 of which would be in a covered garage. Construction started on the first phase in 2024 and is nearing completion; ground has not yet broken on the second phase.<\/p>\n<p>Culmer Gardens on 5th would replace a housing development that was constructed in the 1980s. It currently has 34 public housing units.
