Fort Lauderdale<\/a> is set to welcome one of its largest new residential projects. Drilling has begun at 300 NE 3rd Avenue, where Ombelle is rising as two 44-story towers holding 754 residences in the center of Flagler Village, a development spanning about 1.46 million square feet.<\/p>\n

ODA Architecture<\/a>, the New York<\/a> firm behind boundary-pushing residential work across Brooklyn and Manhattan, is handling architecture, interiors, and landscape in-house. More than 11,000 square feet of retail and restaurant space activates the base along NE 3rd Avenue.<\/p>\n

More than 100,000 square feet of amenities sit above the retail floors. Morning light crosses one pool deck while a second catches the sunset, and residents drift between ceramic-clad kitchens, a golf simulator, and the shock of a cold plunge. Pickleball courts, a podcast studio, and a pet spa round out the upper floors.<\/p>\n

A 35,000-square-foot Equinox anchors the wellness side, the club’s first location in Fort Lauderdale and in Broward County. The gym was announced ahead of groundbreaking.<\/p>\n

“We’re building for people who want to live, work, and recover in one place, not commute across the city for it,” said a principal at Dependable Equities<\/a>, the South Florida arm of New York based Sky Equity Group. The firm has been stacking a Fort Lauderdale pipeline with ODA as its design partner, including a sculptural 47-story tower planned at 633 SE Third Avenue<\/a> and a 45-story mixed-use tower at 101 SE 7th Street<\/a> along the New River.<\/p>\n

Flagler Village is where much of downtown Fort Lauderdale’s residential surge is landing. Broward County has drawn a steady stream of wealth and finance migration out of the Northeast, and the district’s supply of new luxury towers has struggled to keep pace with demand. Ombelle joins a corridor filling fast, from FAT Village<\/a>, the $500 million arts district taking shape on 5.6 acres, to the Viceroy-branded twin towers Naftali Group<\/a> is planning nearby.<\/p>\n
