MIAMI \u2014 In the heart of Brickell, The Club at Brickell Bay is a rotating door of people stopping by the 43-story condominium building.<\/p>\n
Keyeon White, from North Carolina, was among the many visitors staying at the building.<\/p>\n
\u201cI\u2019m celebrating my boy\u2019s birthday,\u201d White said.<\/p>\n
He said the price was a big reason for choosing the property.<\/p>\n
\u201cThe prices is really the price. It\u2019s mad cheap,\u201d White said.<\/p>\n
Those deals are enticing out-of-towners to book short-term rentals at the condominium building. They\u2019re also the target of a letter sent by the city manager\u2019s office.<\/p>\n
The letter, obtained by Local 10, states that the condominium association was under investigation following numerous complaints.<\/p>\n
\u201cIt\u2019s been absolutely awful. I\u2019ve been a resident since 2008. Things got really bad with short-term rentals around the pandemic,\u201d said homeowner Christina Lardon, who owns two units at the building.<\/p>\n
\u201cIt\u2019s an invasion. It\u2019s literally a home invasion,\u201d Lardon said.<\/p>\n
According to the city letter, the property was approved in 2011 for 30 units to be used as short-term rentals.<\/p>\n
However, a city investigation found there appeared to be more than 300 vacation rentals available among the building\u2019s 643 units.<\/p>\n
\u201cThey are crowding guests into rooms that are fit for three to four occupants. The whole point is the more guests you fit into a property, the more you can charge,\u201d the letter states.<\/p>\n
Assistant City Manager Barbie Hernandez wrote that the building is violating city codes with the excess of short-term rentals.<\/p>\n
The letter orders the rentals to cease immediately and warns the property could face revocation of certificates and tax receipts, as well as possible legal action.<\/p>\n
