OKO Group, led by Russian-born billionaire <a class=\"tag tag-174452\" href=\"https:\/\/www.bisnow.com\/tags\/vlad-doronin\" target=\"_blank\" data-tag-id=\"174452\" rel=\"nofollow noopener\">Vlad Doronin<\/a>, and Goldman Sachs didn\u2019t respond to a request for comment.<\/p>\n<p>The mortgage would be the second in as many years after London-based Cain and OKO Group <a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/capital-markets\/oko-and-cains-830-brickell-gets-565m-in-permanent-financing-125215\" target=\"_blank\" rel=\"nofollow noopener\">landed a $565M senior loan<\/a>\u00a0from New York-based <a class=\"tag tag-189606\" href=\"https:\/\/www.bisnow.com\/tags\/tyko-capital\" target=\"_blank\" data-tag-id=\"189606\" rel=\"nofollow noopener\">Tyko Capital<\/a> before the tower\u2019s completion last year, replacing the $347M construction loan from BDT &amp;\u00a0MSD Partners. The building\u00a0also has a\u00a0$184M mezzanine loan from insurer Security Benefit, according to Green Street.<\/p>\n<p dir=\"ltr\">The 724-foot 830 Brickell was among the first trophy office buildings\u00a0to\u00a0rise in Miami in a decade,\u00a0going up at the peak of the pandemic-era corporate migration and landing several big-name tenants like Thoma Bravo, Microsoft and Kirkland &amp; Ellis. Billionaire <a class=\"tag tag-35536\" href=\"https:\/\/www.bisnow.com\/tags\/ken-griffin\" target=\"_blank\" data-tag-id=\"35536\" rel=\"nofollow noopener\">Ken Griffin<\/a>\u2019s <a class=\"tag tag-35537\" href=\"https:\/\/www.bisnow.com\/tags\/citadel\" target=\"_blank\" data-tag-id=\"35537\" rel=\"nofollow noopener\">Citadel<\/a>\u00a0leases\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/office\/citadel-expands-footprint-at-830-brickell-as-tower-nears-delivery-124687\" target=\"_blank\" rel=\"nofollow noopener\">130K SF across eight floors<\/a> while the hedge fund builds its <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-10-07\/griffin-wishes-miami-tower-cost-only-1-billion-as-price-surges\" target=\"_blank\" rel=\"nofollow noopener\">$2.5B Miami headquarters<\/a>.\u00a0\u00a0<\/p>\n<p dir=\"ltr\">The office tower, which features a sky lobby, a gym and <a href=\"https:\/\/www.bloomberg.com\/news\/articles\/2025-10-16\/miami-office-for-citadel-microsoft-gains-25-000-members-club?sref=xjLu1klR\" target=\"_blank\" rel=\"nofollow noopener\">a\u00a0$25K private club on the 54th and 55th floors<\/a>,\u00a0is 100% leased and open after years of construction delays. It set multiple Miami rent records after initially asking for $70 per SF when construction began in 2018 \u2014 Brazilian lender Banco Master paid nearly $200 per\u00a0SF for its 27K SF on the 44th and 45th floors, <a href=\"https:\/\/www.costar.com\/article\/1629990181\/banco-master\" target=\"_blank\" rel=\"nofollow noopener\">according to CoStar<\/a>.<\/p>\n<p dir=\"ltr\">The deal\u00a0adds to a string of massive loans handed out in Miami this week.<\/p>\n<p dir=\"ltr\">On Monday, <a class=\"tag tag-187165\" href=\"https:\/\/www.bisnow.com\/tags\/ytech\" target=\"_blank\" data-tag-id=\"187165\" rel=\"nofollow noopener\">Ytech<\/a>\u00a0announced it\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/deal-sheet\/ytech-secures-565m-construction-loan-for-brickell-condo-project-the-south-florida-deal-sheet-131687\" target=\"_blank\" rel=\"nofollow noopener\">landed a $565M construction loan<\/a>\u00a0from JPMorgan Chase and Sculptor Real Estate for the 70-story Residences at 1428 Brickell tower. Less than 24 hours later, New York-based\u00a0<a href=\"https:\/\/www.bisnow.com\/south-florida\/news\/multifamily\/new-york-developers-land-nab-460m-to-finish-construction-on-miami-multifamily-towers-131713\" target=\"_blank\" rel=\"nofollow noopener\">Namdar Group landed a $460M loan<\/a> from Scale Lending for two 43-story multifamily towers in Downtown Miami.<\/p>\n<p dir=\"ltr\"><a class=\"tag tag-4267\" href=\"https:\/\/www.bisnow.com\/tags\/dezer-development\" target=\"_blank\" data-tag-id=\"4267\" rel=\"nofollow noopener\">Dezer Development<\/a>\u00a0piled on,\u00a0announcing a $630M construction loan from <a class=\"tag tag-33569\" href=\"https:\/\/www.bisnow.com\/tags\/madison-realty-capital\" target=\"_blank\" data-tag-id=\"33569\" rel=\"nofollow noopener\">Madison Realty Capital<\/a>\u00a0on Wednesday\u00a0for the <a href=\"https:\/\/www.costar.com\/article\/633453387\/he-successfully-sold-condos-branded-after-porsche-now-gil-dezer-is-bringing-a-bentley-tower-to-south-florida\" target=\"_blank\" rel=\"nofollow noopener\">62-story Bentley Residences<\/a>\u00a0in Sunny Isles Beach.<\/p>\n","protected":false},"excerpt":{"rendered":"Cain International and OKO Group\u00a0are looking to cash in again on\u00a0830 Brickell.
