If approved, the venture would replace a commercial building that hosts a kidney dialysis center.<\/p>\n<p>The Beach Company wants to proceed with a 16-story building that would feature 165 apartments, along with 3,200 square feet of ground-floor retail space. Both residents and retail guests would have access to 176 parking spots in a covered garage; there would also be 178 bicycle spaces.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-41713\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/08\/Screenshot-2026-08-21-at-6.27.18-PM.png\" alt=\"\" width=\"1200\" height=\"492\"  \/><\/p>\n<p class=\"wp-caption-text\">The Beach Company\u2019s tower could replace this building, which dates back over 100 years. Renderings from the North Carolina-based firm show that the building\u2019s fa\u00e7ade would sport metal paneling, impact-grade windows, and a stucco finish. <a href=\"https:\/\/stpeterising.com\/home\/16-story-apartment-tower-proposed-to-replace-larger-approved-project-near-usf-st-pete\" rel=\"nofollow noopener\" target=\"_blank\">St. Pete Rising<\/a> reports that the design concept \u201cdraws from Art Moderne and historic warehouse architecture.\u201d<\/p>\n<p>This isn\u2019t the first time that the St. Petersburg Development Review Commission has approved plans for the 0.7-acre site. In early 2025, the Commission approved plans from Stadler Development that called for a 21-story tower with 213 apartments and 2,250 square feet of ground-floor retail.<\/p>\n<p>New plans call for a 50-foot height reduction and eliminating the number of apartments by about 22 percent.
