{"id":383879,"date":"2026-08-28T20:38:11","date_gmt":"2026-08-28T20:38:11","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/383879\/"},"modified":"2026-08-28T20:38:11","modified_gmt":"2026-08-28T20:38:11","slug":"miami-home-sales-surge-for-11th-straight-month-putting-2026-on-record-pace-real-estate","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/383879\/","title":{"rendered":"Miami Home Sales Surge for 11th Straight Month, Putting 2026 on Record Pace | Real Estate"},"content":{"rendered":"<p>Miami temperatures were scorching in July, and so were the number of housing transactions.<\/p>\n<p>According to data from <a href=\"https:\/\/www.miamirealtors.com\/\" target=\"_blank\" rel=\"nofollow noopener\">MIAMI REALTORS\u00ae + RWorld<\/a>, total home sales in Miami-Dade County during July increased 8.6% year-over-year from 1,782 to 1,935 transactions in July 2026.<\/p>\n<p>Single-family home transactions rose 5.6% year over year (from 861 to 909), while condominium sales increased 11.4% (from 921 to 1,026).<\/p>\n<p>Total $1 million and above sales climbed 15.5% (from 341 to 394).<\/p>\n<p>Condo sales in the $400,000 to $500,000 price range surged 12.6% year-over-year.<\/p>\n<p>It marked the 11th consecutive month for increases in overall sales, and the market is now on pace to finish the year with the most Miami annual home transactions since 2024, according to July 2026 statistics released by MIAMI REALTORS\u00ae + RWorld, the MIAMI MLS, and BeachesMLS.<\/p>\n<p>\u201cThe long-term data really reinforces what we\u2019re seeing on the ground: Miami and South Florida continue to be incredibly attractive places to live, work, and invest,\u201d MIAMI REALTORS\u00ae + RWorld Chairman of the Board Alfredo Pujol said.<\/p>\n<p>\u201cFrom CEOs choosing to relocate here to the nation\u2019s top ultra-luxury market, we\u2019re seeing momentum across all segments. Well-managed condo buildings with strong reserves are performing particularly well, and that\u2019s another sign of the strength of this market.\u201d<\/p>\n<p>Among some of the sidelights:<\/p>\n<p>\u2022 No. 1 in Home Equity: South Florida single-family homeowners who purchased a home 15 years ago have over $500,000 in home equity compared to $333,700 nationally as of 2026 Q2 via <a href=\"https:\/\/www.miamirealtors.com\/2026\/08\/11\/south-florida-housing-wealth-soars-as-home-equity-tops-500000\/\" target=\"_blank\" rel=\"nofollow noopener\">MIAMI REALTORS\u00ae + RWorld Research<\/a>.<\/p>\n<p>\u2022\u00a0No. 1 Ultra-Luxury Market in the U.S.: South Florida averages one $10 million home sale per day. In 2025, South Florida posted the most $20 million &amp; up condo sales in its history; and the second-most $10 million &amp; up total home sales in history.<\/p>\n<p>\u2022\u00a0No. 1 Market in the U.S. for Cash Buyers: 82% of Miami&#8217;s $1 million &amp; up condo sales were all-cash in 2025. The Miami metro area leads the nation in <a href=\"https:\/\/www.realtor.com\/research\/all-cash-sale-trends-h1-2025\" target=\"_blank\" rel=\"nofollow noopener\">all-cash sales<\/a>, which means many buyers are operating on liquidity, not debt.<\/p>\n<p>Also to note, international buyers purchased 49% of new South Florida construction, pre-construction and condo conversion sales over an 18-month period ending in July 2025, according to <a href=\"https:\/\/www.miamirealtors.com\/wp-content\/uploads\/bsk-pdf-manager\/2025\/07\/New-Miami-Condo-Construction-Report_July-2025.pdf\" target=\"_blank\" rel=\"nofollow noopener\">MIAMI REALTORS\u00ae first-ever New Construction Global Sales Report<\/a> in collaboration with industry leaders.<\/p>\n<p>The second New Construction Global Sales Report, published in November 2025, showed an increase in global sales and buyers from 73 countries.<\/p>\n<p>According to the report, the lack of Federal Housing Administration loans for many existing Miami condominium buildings is preventing further market strengthening.
