Could the Shire be coming to Universal Orlando Resort? A new filing could be the answer to Middle-earth finally making an appearance at an American theme park.<\/p>\n

\nThe Shire Could Be Arriving to Islands of Adventure, New Permits Speculate<\/p>\n

Middle-earth Enterprises has filed fresh U.S. trademark applications for \u201cTHE SHIRE\u201d and \u201cLA COMARCA\u201d covering \u201cproviding theme park services,\u201d putting one of Universal Orlando Resort\u2019s most persistent rumors back under a brighter spotlight. The filings are real. A Lord of the Rings land at Universal Orlando, however, is not confirmed.<\/p>\n

Both Class 041 applications were filed August 31, 2026, and are listed as live\/pending, intent-to-use applications. \u201cTHE SHIRE\u201d carries serial number 50082608, while \u201cLA COMARCA\u201d carries serial number 50082596.<\/p>\n

Trademark paperwork can preserve rights for future commercial use without identifying a specific park, project, construction site, or partner. Still, the timing stands out as Universal continues reshaping Islands of Adventure and Middle-earth Enterprises openly promotes location-based experiences.<\/p>\n

The applications do not merely cover merchandise. Their Class 041 description specifically says \u201cProviding theme park services,\u201d language with obvious relevance to the long-running Lord of the Rings theme park conversation.<\/p>\n

Middle-earth Enterprises is the rights steward behind key rights associated with J.R.R. Tolkien\u2019s The Lord of the Rings and The Hobbit. Embracer Group announced its acquisition of Middle-earth Enterprises<\/a> in 2022, saying the catalog included worldwide rights involving films, games, merchandise, theme parks, and stage productions.<\/p>\n

Middle-earth Enterprises also has a \u201cLocation Based Experiences\u201d section<\/a> on its website describing Tolkien\u2019s world as a canvas for real-world immersive experiences. That makes the filings notable, but it still does not connect them to Universal Orlando.<\/p>\n

There is important context: these concepts are not appearing in U.S. trademark records for the first time. Earlier applications for \u201cTHE SHIRE\u201d and \u201cLA COMARCA\u201d also included theme park services, including filings by The Saul Zaentz Company in 2022. A 2019 application for \u201cTHE SHIRE\u201d likewise listed theme park services. The 2026 filings are fresh evidence of continued rights activity, not proof that a newly approved Universal project exists.<\/p>\n

The filing arrives while Islands of Adventure is undergoing visible change. Inside the Magic has documented the continuing removal of Lost Continent landmarks<\/a> and demolition around the former Poseidon\u2019s Fury area, an original section of the park that has steadily lost defining features.<\/p>\n

That changing real estate naturally invites speculation. The Lord of the Rings has repeatedly surfaced as one possible future identity for the area, alongside other rumored concepts. Inside the Magic previously reported on the Lord of the Rings possibility when demolition plans renewed attention on The Lost Continent<\/a>.<\/p>\n

More recently, coverage of the former Poseidon\u2019s Fury site stressed the fact that matters here: Middle-earth, Zelda, and Pok\u00e9mon possibilities remain unconfirmed<\/a>. Demolition can establish that a site is changing; it cannot establish what intellectual property will occupy it.<\/p>\n

\nToon Lagoon Adds Another Layer to the Replacement Conversation<\/p>\n

Toon Lagoon has also been pulled into years of fan discussion about what Universal could eventually replace or modernize. The comic-strip-themed land remains part of Islands of Adventure, and Inside the Magic has covered both its nostalgic appeal to longtime Islands of Adventure guests<\/a> and scheduled attraction refurbishments.<\/p>\n

That makes it tempting to view two newly filed Middle-earth marks as the legal precursor to a takeover of Universal\u2019s existing park footprint. There is no verified evidence supporting that conclusion.<\/p>\n

Neither application names Universal, Islands of Adventure, Epic Universe, Toon Lagoon, The Lost Continent, Orlando, or Florida as the intended location. No Universal announcement reviewed for this story identifies \u201cThe Shire\u201d as an incoming Orlando land.<\/p>\n

For guests, there is currently no announced Lord of the Rings attraction to plan a vacation around\u2014and no confirmed Tolkien-driven closure of Toon Lagoon.<\/p>\n

The Lost Continent remains the most intuitive Orlando location in the rumor cycle because Universal is already removing pieces of the land and its mythological aesthetic makes the Middle-earth comparison easy to imagine. Inside the Magic has tracked those changes throughout 2026<\/a>, including the removal of landmarks and demolition of former attractions.<\/p>\n

But \u201cintuitive\u201d is not \u201cconfirmed.\u201d The trademark applications do not specify acreage, rides, restaurants, construction schedules, opening dates, or even a licensing partner. They do not establish that Universal has secured rights to build a Tolkien-themed land.<\/p>\n

The paperwork is better treated as a meaningful rights-development signal than a project announcement. Middle-earth Enterprises is actively maintaining a legal path for \u201cTHE SHIRE\u201d and its Spanish-language counterpart, \u201cLA COMARCA,\u201d to be used for theme park services. Where, when, and with whom remain unanswered.<\/p>\n

The significant change is not that Universal has announced Middle-earth. It hasn\u2019t. The development is that Middle-earth Enterprises filed new 2026 applications explicitly aimed at theme park use while Universal Orlando has redevelopment underway at Islands of Adventure.<\/p>\n

For Lord of the Rings fans, that combination keeps The Shire firmly in the conversation. It is not enough to declare that Hobbiton is replacing The Lost Continent, Toon Lagoon, or another Universal land.<\/p>\n

The next credible breakthrough would need to be more specific: an announcement from Universal or Middle-earth Enterprises, a licensing disclosure, concept art, or public project documentation connecting Tolkien\u2019s IP to a destination. Until then, the August 31 filings are a real legal development\u2014and a tantalizing one\u2014but the gates to The Shire have not officially opened in Orlando.<\/p>\n
