Hollywood, FL – A proposed zoning overhaul could permit substantially taller condominium and hotel projects in parts of Hollywood Beach while preserving existing limits near the Broadwalk.<\/p>\n
City officials are considering new development rules for properties along State Road A1A. <\/p>\n
The proposed Hollywood Beach Overlay District would divide the barrier island into six areas, each with separate height and design standards.<\/p>\n
Many properties north of Hollywood Boulevard currently have a 65-foot height limit. <\/p>\n
Under the proposal, qualifying developers could receive additional height or density by providing designated public benefits, including gathering spaces, parking and resiliency improvements.<\/p>\n
Buildings would be required to decrease in height as they approach the ocean. <\/p>\n
City planners said no height bonuses are proposed directly along the Broadwalk, where existing pedestrian conditions would remain unchanged.<\/p>\n
Some developments elsewhere in the overlay district could reach approximately 340 feet. <\/p>\n
The plan would also establish a Public Benefit and Resilience Trust Fund and create an initial inventory of 2,300 hotel rooms for a tourism incentive program. <\/p>\n
Another proposal would allocate 500 flexibility units to eligible beach properties.<\/p>\n
Opponents have raised concerns that buildings reaching about 20 stories along A1A could change the area\u2019s current appearance and increase development pressure.<\/p>\n
A related proposal involves redeveloping the Hollywood Beach Culture and Community Center at 1301 South Ocean Drive. <\/p>\n
The project would replace the public facility while allowing a 30-story residential tower containing 126 condominiums and 84 workforce housing rentals.<\/p>\n
The Planning and Development Board reviewed the proposals September 8. <\/p>\n
