{"id":397013,"date":"2026-09-11T16:20:10","date_gmt":"2026-09-11T16:20:10","guid":{"rendered":"https:\/\/www.newsbeep.com\/us-fl\/397013\/"},"modified":"2026-09-11T16:20:10","modified_gmt":"2026-09-11T16:20:10","slug":"more-inventory-fewer-sales-as-northeast-florida-housing-market-moves-toward-balance-in-august","status":"publish","type":"post","link":"https:\/\/www.newsbeep.com\/us-fl\/397013\/","title":{"rendered":"More inventory, fewer sales as Northeast Florida housing market moves toward balance in August"},"content":{"rendered":"<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">DUVAL COUNTY, Fla. \u2013 Northeast Florida\u2019s housing market continued shifting toward a more balanced environment in August, with buyers gaining more choices as inventory remained elevated across much of the region.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">The median price for single-family homes across the six-county region fell 1.6% to $397,420, according to the <a href=\"https:\/\/www.news4jax.com\/topic\/Northeast_Florida_Association_of_Realtors\/\" target=\"_blank\" rel=\"nofollow noopener\" title=\"https:\/\/www.news4jax.com\/topic\/Northeast_Florida_Association_of_Realtors\/\">Northeast Florida Association of Realtors<\/a>. Homes spent a median of 31 days on the market.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">There were 1,696 closed sales in August, down 10.7% from July, along with 1,788 pending sales and 2,247 new listings. Active inventory totaled 6,103 homes, representing a 3.6-month supply.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">The regional Home Affordability Index increased to 84. An index of 100 means a median-income family has the income needed to purchase a median-priced existing home, based on current interest rates, median income and home prices. Higher numbers indicate greater affordability.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">\u201cMore inventory is changing the conversation in Northeast Florida,\u201d NEFAR President Kim Knapp said. \u201cBuyers have greater choice and the ability to be more selective, while sellers may need additional patience and flexibility.\u201d<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">Market conditions varied by county, neighborhood and price point, Knapp said. Sellers who prepare their homes and align the condition with the price are better positioned in the current market, she said.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">See the interactive map below for pricing and trends over time.<\/p>\n<p>Home prices and sales varied by county<\/p>\n<p>Duval County:\u00a0The median price was unchanged from July at $335,000. Homes spent a median of 25 days on the market. The county recorded 887 closed sales, 965 pending sales and 1,265 new listings. Active inventory totaled 3,057 homes, representing a 3.4-month supply. The Home Affordability Index was 86.<\/p>\n<p>Clay County:\u00a0The median price increased 2.5% to $369,000. Homes spent a median of 32 days on the market. There were 239 closed sales, 246 pending sales and 322 new listings. Active inventory stood at 960 homes, representing a four-month supply. The Home Affordability Index was 87, making Clay County the most affordable county in the region.<\/p>\n<p>St. Johns County:\u00a0The median price decreased 2.7% to $573,250. Homes spent a median of 40 days on the market. The county recorded 398 closed sales, 413 pending sales and 459 new listings. Active inventory totaled 1,404 homes, representing a 3.5-month supply. The Home Affordability Index was 78.5. St. Johns County remained the most expensive county in the region.<\/p>\n<p>Putnam County:\u00a0The median price decreased 11.1% to $280,000. Homes spent a median of 33 days on the market. There were 42 closed sales, 34 pending sales and 53 new listings. Active inventory totaled 212 homes, indicating a five-month supply. The Home Affordability Index was 78.5.<\/p>\n<p>Nassau County:\u00a0The median price increased 0.7% to $456,207. Homes spent a median of 45 days on the market. Closed sales increased 28.1% to 114, while pending sales also totaled 114. There were 124 new listings. Active inventory stood at 392 homes, representing a 3.4-month supply. The Home Affordability Index was 76.<\/p>\n<p>Baker County:\u00a0The median price rose 12.79% to $394,450. Homes spent a median of 50 days on the market. The county recorded 16 closed sales, 16 pending sales and 24 new listings. Active inventory totaled 78 homes, representing a 4.9-month supply. The Home Affordability Index was 78.<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">\u201cThe market is sending a clear message in August: buyers are there, but they are more selective,\u201d Knapp said. \u201cImproving affordability and a healthy supply of homes are creating opportunity, while the number of pending sales demonstrates continued buyer engagement.\u201d<\/p>\n<p class=\"sc-dLMFU sc-fHjqPf jbiTJv kYFPaL article-text\">NEFAR said its statistics provider updated the way the Home Affordability Index is calculated. Previously, the calculation used the median family income for the Jacksonville metropolitan area regardless of where a property was located.
