Miami-based development firm DFRE\u00a0has started construction of\u00a0The Triangle, a $35 million mixed-use workforce-housing<\/a>\u00a0community\u00a0that will\u00a0add\u00a0over\u00a0100\u00a0apartments\u00a0to Miami\u2019s Health District<\/a>.\u00a0<\/p>\n

Located at 1750 NW 15 Street Road, the eight-story, 121,636-square-foot project\u00a0features\u00a0112, 450-square-foot studios\u00a0with private balconies. The Triangle is being developed under Florida\u2019s Live Local Act, and all homes are income-restricted to households earning up to 120% of area median income.\u00a0It\u00a0is expected to top off in mid-2027, with completion in early 2028.\u00a0<\/p>\n

\u201cOur responsibility extends far beyond developing real estate,\u201d DFRE Principal Daniel Dias said. \u201cWith The Triangle,\u00a0we\u2019re\u00a0turning a site in the heart of the Health District into attainable, well-designed housing for the people who serve this community.\u00a0It\u2019s\u00a0about giving Miami\u2019s workforce the opportunity to live closer to where they work while creating a place that strengthens the neighborhood for the long term.\u201d\u00a0<\/p>\n

The community is within walking distance of Jackson Memorial Hospital, the University of Miami Health System, public transit, neighborhood\u00a0services\u00a0and retail.\u00a0<\/p>\n

The Triangle is rising on a triangular site with a\u00a0single entry\u00a0point along NW 15th Street Road. Designed by ODP Architects, the building takes advantage of its \u201codd lot\u201d to\u00a0optimize\u00a0its footprint and maximize site functionality, DFRE said.\u00a0<\/p>\n

We see opportunities,\u201d\u00a0DFRE\u00a0Principal\u00a0Laura Weinstein-Berman\u00a0said. \u201cThe Triangle proves that workforce housing does not mean compromising on design or quality.\u00a0We\u2019ve\u00a0approached the architecture,\u00a0residences\u00a0and shared spaces with the same level of intention you would expect from a high-end development, because thoughtful design should not be\u00a0determined\u00a0by price point. We want to create a place that residents are genuinely proud to call home.\u201d\u00a0\u00a0<\/p>\n

Community amenities include a landscaped, 10,000-square-foot pool terrace on the fifth floor with private cabanas, an outdoor television, dedicated gathering spaces and an outdoor grilling area. Residents will also have\u00a0access\u00a0to a 3,500-square-foot ground-level fitness center with a health food and juice bar, private fitness studios and dedicated cardio rooms.\u00a0<\/p>\n
