Geography rarely got in Henry Flagler’s way. A Gilded Age industrialist who amassed one of America’s great fortunes during the economic boom of the late 19th century, Flagler co-founded Standard Oil before turning his attention and deep pockets to Florida in the 1880s. Over the following decades he pushed his Florida East Coast Railway ever further south, developing grand hotels along the route.<\/p>\n

Ultimately, he ran out of mainland. But tantalizingly out at sea lay the Florida Keys, a ribbon of islands that could only be reached by boat. So Flagler did what Flagler did best. He found another way over.<\/p>\n

At 18,736 square feet, the scale is closer to resort than retreat.<\/p>\n

His final great project carried his now long-gone railway through the Keys. More than a century later, it’s easy to see why Flagler was tempted. The islands trail from the southern tip of Florida toward Key West, slivers of tropical green scattered across the brilliant blue of the Atlantic. Today, 42 bridges link them along the Overseas Highway.<\/p>\n

At the archipelago’s heart is Marathon, a neighborhood spread across 13 islands. On Fat Deer Key, Coco Plum Drive leads through a peaceful residential enclave to the ocean. At the water’s edge, 2405 Coco Plum Drive<\/a> occupies 1.7 acres with 200 feet of unobstructed beach. Newly completed and never occupied, it is now on the market for $27.5 million.<\/p>\n

Inside, there are 18,736 square feet of living space, its size a rarity in a part of the world where land is anything but abundant. “Large waterfront homes exist in the Keys, and new homes exist in the Keys,” says Cipriano Agreda<\/a> of The Keyes Company<\/a>. “What is unusual is seeing new construction, this much interior scale, meaningful acreage and ocean frontage in the same completed property.”<\/p>\n

With interiors this generous, a double staircase feels less like excess than architecture keeping pace with the proportions.<\/p>\n

In Marathon, much of life happens on, beside or beneath the water. The Middle Keys has long been known for sport fishing, while just offshore, Sombrero Reef offers another world to explore, its clear waters alive with marine life. Boating, fishing and the sea remain central to the community.<\/p>\n

All of which helps explain Marathon’s appeal. Space though, is another matter. The problem with building enormous oceanfront estates on a chain of islands is that there is only so much land to go around.<\/p>\n

The interiors favor openness without surrendering definition, using subtle shifts in space to make something grand still feel remarkably livable.<\/p>\n

“Someone trying to reproduce this estate today would first have to solve the much harder problem of finding the land and securing the ability to build at this magnitude in one of Florida’s most constrained coastal development environments,” says Agreda.<\/p>\n

The Keys’ waterfront is already developed or divided into smaller parcels and new residential development is tightly controlled. According to Agreda, the next largest luxury property in the local market has 9,704 square feet of interior space. Coco Plum Drive is almost twice the size.<\/p>\n

Crisp lines and a neutral palette leave the strongest color in the house exactly where it belongs\u2014outside the windows.<\/p>\n

Yet the property’s appeal goes beyond its singular square footage. Inside, soaring ceilings and twin sweeping staircases create a sense of classical grandeur in this most tropical of settings. Predominantly white interiors leave the color to the ocean, with flashes of turquoise visible from almost every angle through walls of glass. For all the spectacle of the design, the view is rarely upstaged.<\/p>\n

“What surprised me most in person is that the house can be monumental without ever losing its relationship with the ocean,” says Agreda. “Almost everywhere you move, the architecture eventually brings your eye back to the water.”<\/p>\n

Walls of sliding glass turn the ocean from view to atmosphere, carrying breeze, salt air and the hush of the tide deep into the home.<\/p>\n

The house is designed to be lived outside as much as in. A 100-foot infinity pool stretches toward the Atlantic, alongside a separate beach-entry pool, spa and waterfront terraces made for balmy evenings. Nine bedrooms and 9.5 bathrooms mean there is room for a crowd, although guests can be kept at a luxurious distance in a separate three-bedroom residence. Nine cars can be accommodated too. For those who prefer to travel by water, the property comes with its own 60-foot boat slip at a marina only minutes away, leaving no dock to interrupt your slice of sand and sea.<\/p>\n

As though having the ocean at arm’s reach weren’t indulgence enough, a sleek pool and broad sundeck create another reason to stay in your swimsuit all day.<\/p>\n

Ultimately, says Agreda, Coco Plum Drive offers the thing people come to the Keys for \u2014 island life. “Marathon gives you something increasingly difficult to find in South Florida. Genuine island living without complete isolation.” In Marathon’s case, getting away from it all doesn’t mean being difficult to reach. It’s a five-minute drive to the airport, making arrival by private aircraft considerably easier than anything Flagler had to contend with.<\/p>\n

Perhaps the real draw is simply the opportunity to build a house like this here. Palatial houses can be designed and opulent interiors created to your heart’s content. But first you have to find the land to put them on. In the Florida Keys, that may be the greatest luxury of all.<\/p>\n
