Pulte Homes has been quietly working behind the scenes for a year on what could be a second Del Webb community in the Orlando portion of the master-planned community.<\/p>\n

The Atlanta-based homebuilder recently filed a new master plan for a 1,055-lot subdivision on parcel N-11, which would rise on 401 acres just south of Beachline Expressway and east of International Corporate Park. The community would be accessed via an extension of Aerospace Parkway, which would connect to Wewahootee Road on the south.<\/p>\n

The neighborhood would be built in five phases and consist of all detached homesites on three lot sizes: 64-foot lots, 50-foot lots, and short lots, which are 55 feet wide and 80 feet deep. The plan from LJA Engineering<\/a> shows 201 short lots, 580 lots measuring 50 feet by 120 feet, and the remaining 274 lots would be 64 feet wide. Phase 1 would have 174 homesites, while the amenity center would be constructed in Phase 2.<\/p>\n

Tavistock Development Co. and Pulte officials declined to comment on the project, citing confidentiality agreements. A traffic study submitted with the plan stated that access to the community would be gated \u2014 a feature typically reserved for the builder\u2019s resort and active adult brands.<\/p>\n

Adding a second 55+ community to Sunbridge makes sense because the builder is nearing completion of Del Webb Sunbridge<\/a>, which it launched in the Osceola portion of the community back in 2019.<\/a> Del Webb Sunbridge, the first residential neighborhood in the master-planned community, will have 1,400 homes at buildout.<\/p>\n

Pulte was also one of the first homebuilders in Weslyn Park and last year partnered with Toll Brothers<\/a> to build Woodline at Sunbridge, the second neighborhood on the Orlando side of the development. Max Perlman, Pulte\u2019s VP of Land Acquisition, told GrowthSpotter that construction will start in the next 60 days, and the grand opening is slated for late 2027.<\/p>\n

The 436-home neighborhood will offer four product types: Pulte will be building the townhomes and bungalow homes, while Toll Brothers will take all of the 50- and 60-foot lots. The first phase will have 100 homes, including some of each category.\u00a0 Amenities will include a fitness center, an air-conditioned club room, grilling porch, resort pool, pickleball courts, a play field, dog park and food truck alley.<\/p>\n

Sunbridge spans 27,000 acres across both Orange and Osceola Counties.\u00a0The Orlando portion is approved for a mixed-use development with up to 7,370 residential units, 5.4 million square feet of office space, 2.9 million square feet of industrial uses and 880,000 square feet of retail. Tavistock Vice President Jessi Blakley told GrowthSpotter they expect to see 2,000 residential lots developed in the Orlando section by 2029.<\/p>\n

Taylor Morrison paid $41.46 million<\/a> in late 2024 for a 526-lot subdivision in the community, dubbed Heron Bay<\/a>, and broke ground in May. The homebuilder will open sales this year, offering 15 different floor plans on three lot sizes.\u00a0Planned amenities include a pool and pavilion, dog park, pickleball courts, pocket park, and a National Wildlife Federation-certified Monarch butterfly garden and Nature Play Space.<\/p>\n

Neighborhood 11 abuts the 70-acre industrial site purchased earlier this year by VanTrust Real Estate<\/a>, which has started construction on the first phase of SunPark Industrial. The project is set to contain 956,600 square feet of Class A industrial space, and the first two buildings are slated to be ready by the third quarter of 2027.<\/p>\n

Massachusetts-based\u00a0The TJX Companies<\/a>, the parent company of TJ Maxx, received a building permit this year for a massive distribution center<\/a> in Sunbridge with 469,890 square feet of high bay warehouse space, 847,872 square feet of low bay warehouse space, and 576,552 square feet of mezzanine for material storage. The retailer purchased a large parcel north of S.R. 528 in 2024 for $45.425 million.<\/p>\n

Illinois-based\u00a0Venture One Real Estate<\/a> is also building 746,000 square feet of warehouse space at Beachline II and III, next to the TJ Maxx project. Building 1 will be 339,691 sq. ft. and Building 2 will be 408,133 sq. ft.<\/p>\n

In the Osceola County portion of Sunbridge, Tavistock added four new homebuilders to Weslyn Park: ICI Homes, M\/I Homes, Perry Homes, and Tri Pointe Homes.<\/p>\n

M\/I Homes, which is building bungalow units, has a furnished model and four available floor plans ranging from 2,000 to 3,000 square feet with 3-5 bedrooms and a 2-car garage. The builder currently has nine quick move-in homes<\/a>, three available now, priced between $500,000 and $640,000.<\/p>\n

Custom builder ICI Homes<\/a> is offering seven buildable floor plans on its 19 lots in Weslyn Park, but no spec homes. Base prices range from $743,000 to $922,000, and buyers can customize their homes, including moving walls and adjusting layouts. The builder has been operating out of its Lake Nona sales center in Laureate Park, but will open its model home, the 3,234-square-foot Brooklyn, on Sept. 26.<\/p>\n

Perry Homes<\/a> is offering a dozen floor plans on all 60-foot lots with base prices starting at $730,000 and going up to $875,000.\u00a0 The Texas-based homebuilder currently has six homes under construction with move-in dates in October and December. Each buyer receives six hours of complimentary design services, including meeting with an audio, security and home automation professional, to make their selections.<\/p>\n

\u201cWe opened for pre-sale by appointment two weeks ago, and I am thrilled to report we have three sales thus far,\u201d Perry Homes VP Polly Kalicak said. The model home will open in early 2027, she added.<\/p>\n

Tri Pointe purchased all 289 lots<\/a> in Neighborhood D-East of Weslyn Park, and Division President Joel Underwood told GrowthSpotter they began site development work in August. Located north of Cyrils Drive and east of Crosswater Boulevard, it consists of all detached homesites on three lot sizes: rear-alley loaded (34-foot and 38-foot) and front-loaded 46-foot.<\/p>\n

The neighborhood will be built in two phases, with about 140 lots in phase one. \u201cWe\u2019ll go vertical on our models starting in April,\u201d he said, adding that the four model homes should open around July 2027.<\/p>\n

Tri Pointe designed an entire new product line for Weslyn Park, including a rare 2,000-square-foot ranch home with a side entrance and ample outdoor living space. \u201cWe wanted to show what we\u2019re capable of, and we delivered,\u201d Underwood said.<\/p>\n

Construction is underway on The Watershed<\/a>, which will also open in 2027. The lakefront amenity will include a resort-style pool, rooms for community events, and a trailhead. The center will also have a restaurant and bar that will be open to the public.<\/p>\n
