Florida YIMBY initially covered <a href=\"https:\/\/floridayimby.com\/2024\/11\/developers-seek-approval-for-13-story-venture-at-1663-1st-avenue-south-st-petersburg-fl.html\" rel=\"nofollow noopener\" target=\"_blank\">this project in November 2024<\/a>.<\/p>\n<p>Previously, BendinRoad Development secured approval for a 13-story tower that would feature 120 units: 60 short-term rentals and 60 standard apartments. Now, to qualify for various financial incentives, BendinRoad has updated the venture to include affordable housing.<\/p>\n<p>The Residences at 1663 will still host 120 units, but 48 will be designated as affordable housing for households earning at or below 80 percent of the area median income (AMI). Pinellas County\u2019s median family income is $104,700, according to <a href=\"https:\/\/flhousingdata.shimberg.ufl.edu\/income-and-rent-limits\/results?nid=5236\" rel=\"nofollow noopener\" target=\"_blank\">sources<\/a>.<\/p>\n<p><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-42068\" src=\"https:\/\/www.newsbeep.com\/us-fl\/wp-content\/uploads\/2026\/09\/Screenshot-2026-09-15-at-7.02.33-PM.png\" alt=\"\" width=\"1200\" height=\"655\"  \/><\/p>\n<p class=\"wp-caption-text\">The venture will include 120 residences. Floorplans will still include studio to two-bedroom apartments, with each unit under 750 square feet. Communal amenities will include an amenity deck on the 13th floor; offerings include a swimming pool, fitness center, and co-working space.<\/p>\n<p>Bold Line Design is the architect. Kimley-Horn is the civil engineer and landscape architect.
