The younger people moving into Flagler Village love these buildings. People are definitely coming and filling up the buildings.”

Real estate vacancies in Flagler Village are at a low 5%, according to NeighborhoodScout, an online real estate database and analytics website.

“One of the really unique and interesting things about the look and setting of the Flagler Village neighborhood is that it is almost entirely dominated by large apartment buildings, such as apartment complexes or high-rise apartments,” according to NeighborhoodScout.

Plans call for a tower standing 321 feet, 8 inches high on the northeast corner of Northeast Third Avenue and Northeast Fifth Street.

The apartments will include 37 studios, 165 one-bedroom apartments, 97 two-bedroom apartments and 51 three-bedrooms apartments.

Under city code, the smallest units can be 400 square feet. With this project, however, the smallest units will measure a more roomy 513 square feet.

Fort Lauderdale commissioners have approved a 30-story apartment tower at 500 Northeast Third Ave. in Flagler Village. When built, the project will bring another 350 apartments to downtown Fort Lauderdale. (Corwil Architects/Courtesy)

The tower will include a seven-story parking podium with 484 parking spaces along with 3,552 square feet of retail space.

The project needed commission approval because it was seeking a waiver from the footprint size for floors seven through 15. The change gives the building a terraced appearance, which makes for a far superior design, Lochrie said.

“At the end of the day, it’s a better project,” he said. “The style is contemporary modern. Above the 15th floor it’s a slender tower.”

The project requires a building tower floorplate of 17,669 square feet, which exceeds the allowed maximum of 12,500 square feet.

The tower is designed to gradually transition from the upper levels to the lower levels, according to the developer. The tower steps down at level 16 with increased floorplates and landscaped terraces. The tower then steps down to the top of the podium on level eight with the amenity deck.

“The combined design elements help reduce the tower and building’s perceived scale, improving light and air circulation by avoiding a large block tower form,” the developer in records sent to the city.

Fort Lauderdale commissioners have approved a 30-story apartment tower at 500 Northeast Third Ave. in Flagler Village. (Corwil Architects/Courtesy)

Glassman says the tower’s design has enough architectural detail to add some interest to the neighborhood.

“I think it will fit in just fine,” he said. “Staff does work with developers to make sure they are not just putting another boxy tower in the downtown area.”

Under current plans, no structured parking will be exposed to the street.

The parking podium will have architectural screens facing Northeast Fourth Avenue and Northeast Fifth Street, with apartments included within the podium facing Northeast Third Avenue.

The new tower will generate an estimated 1,508 new car trips.

Traffic engineers use an A through F grading system, similar to a report card, to measure traffic quality based on speed, density and delay.

An A-rated road means traffic is moving smoothly at free-flow speeds with minimal delay. An F-rated road means commuters experience extreme delays, gridlock and stop-and-go conditions.

With the new Flagler Village tower opens and the new tenants move in, the surrounding intersections will be able to accommodate the new cars despite congestion, according to a traffic study prepared by WSP USA Inc.

The nearby roads will operate at Level of Service D or better, the traffic study said. That level of service exceeds the minimum acceptable Level of Service E established by Fort Lauderdale for intersections within the downtown area.

Susannah Bryan can be reached at sbryan@sunsentinel.com.
